Great hotel with helpful friendly staff.
Pros:

Не работал кондиционер в жару +33 градуса, вместо него были вентиляторы, которые ничем не помогали
Был заявлен в описании вид на воду - в реальности из окна на расстоянии метра другие неприглядные окна, а шторы не закрывались.
Не было 2ух отдельных кроватей. При этом при бронировании не было указано, что такого варианта нет.
Лифта нет.

Avoid at all costs
Pros:

This is the first time in my life I will give a bad review for anything, I normally give the benefit of the doubt for most situations but there was nothing of value, not like the pictures at all.

Cons:

It looks like a cheap hotel with rude front office staff. They lied about the AC, they said they would fix it and they did not, so very rude and dismissive, they blamed booking.com actually .

A lovely, central location to base yourself in Venice.
Pros:

The location was ideal, within a 5 min walk from San Marco and even less to the Rialto Bridge. We also loved the breakfast which included bread, boiled eggs, cured meats, cheese, cake, juice and coffee!

Cons:

The air conditioning was not working in the building.

Unfourtunately I will have to give a word of warning for this hotel. When we stayed the full hotel was out of electricity from afternoon to when we checked out at 11. I understand that for small hotels like this such can happen but in this case the way the hotell handled this was not only bad service but actually dangerous. Not only did nothing work neither in the overall hotel or in the rooms (including hot water, lamps, air condition etc.) but also in the corridoors the emergency lights stopped working after a while and it was pitch black in all stairs. No flash lights where made available from the hotel. When contacting the personal that was only available by phone the attitude was aggressive and we were basically told to use mobile phone flash lights, but since no electricity these could no be charged, so when you ran out of battery that was not an option. So in short the hotel left all guests without any support. We had two small kids and the situation was therefore very challanging. To add to this that no refound was done by the hotell despite not even basic sevices like light and hot water was available. So in short, avoid this hotel.

Wonderful place in the centre of Venice.
Pros:

If you want to stay in the centre od Venice, couple minutes from the St Mark square, but at the same time out of the crowds, or if you want to stay in a room with the balcony right above the channel, you will be happy here. Wonderful and very rich breakfast, comfortable room, everything was out of the ordinary.

Check-in medewerker was behulpzaam met extra vroege check-in en venetie tax registratie. Zelfde medewerker gaf ook professionele bediening bij het ontbijt.

Cons:

Na lange excursiedag was er elektriciteitspanne in het hele hotel/gebouw. Vanaf 19u was er geen receptie dienst meer, wel een noodnummer. De medewerker kon enkel bars en arrogant zeggen dat er pas de volgende ochtend hulp zou komen (de batterij v d noodverlichting was inmiddels leeg). Hij zei dat het ons vrij stond om te vertrekken en om een andere accommodatie te kiezen (om 21u opeen vrijdagavond) indien we het niet eens waren, en zei nors dat wij niet met hem, maar met Booking een contract hadden. Het was duidelijk niet de eerste keer dat de man 'gestoord' werd. Op de electriciteitskast hing al een aanwijzing om de schakelaar terug omhoog te zetten. De medewerker gaf een groffe opmerking over 'weer eens een domme vrouw die iets in een kamer overdraaid had'. We zijn dan maar opnieuw naar buiten getrokken en hebben in een meer gastvrije locatie onze gsms opgeladen, zo hadden we genoeg licht met onze telefoon in het donker gebouw. De volgende ochtend om half negen, na ontbijt (in aanpalend gebouw), was er terug elektriciteit.
