Clean and located pretty close to everything.
The single room was veeeery single - small and really basic. But it was okay for one night.
Very spacious and comfortable. We had the house as s group of 10 and could have accommodated more. Huge lounge to relax in. Great central location.
The location is convenient and close to trams, buses and lots of restaurants, pubs and coffee shops.
The room was a bit outdated and the bathroom was really small. Where our room was, Room 317, there was a weird creaking noise in the early hours in the morning that wouldn’t stop. It was as if someone was walking across floorboards above, but we weren’t sure if there was another floor or not. Did not help for sleep! For the amount we paid, we expected more, it definitely wasn’t worth the overall cost.

The apartment was extremely spacious and more than comfortable for accommodating our group of 10. The location was very central to major attractions in Edinburgh, and steps away from the tram line and other transportation, but also on a quiet side street so there was not a lot of urban noise and we had plenty of privacy. Beds were comfortable, kitchen and living area were well stocked with dishes, utensils, cleaning supplies, etc. This place is a great value in terms of the number of people it can accommodate and its very central location. The front desk was also helpful when we had questions or needed assistance. Since reviews for the Cairn are both for the hotel and the apartment units, it was hard to get a sense of how our experience would turn out- but our stay in a 4BR apartment unit ended up being very comfortable!
We arrived during a heat wave so it was unusually hot weather in Edinburgh while we were there. While most radiators in the apartment were shut off, the one in the entrance way could not be turned off so that made our efforts to keep the place cool with fans and outside air more challenging. A few of the showers need upgrade as well, with some faulty knobs and slight leakage issues.
No air conditioner
The hospitality of the personal is questionable. And please don't pay for the Breakfast it was one of the worst I have for very long time.
