Great location, comfy, no frills!
Pros:

I was a little unsure, having read some of the previous reviews, that it would be a good idea to stay that close to the main busy street , but it turned out to be a definite advantage! As soon as you enter the gate, the noise and the chaos is left behind for the most part. During the day you might hear some music from loud speakers outside and even occasional fireworks, what really matters is that at night it is actually pretty quiet.
We slept peacefully, no disturbance whatsoever, and I am a very light sleeper. There’s a fan in the room that provided some white noise. It was completely fine without a/c.
The beds were comfortable, not too soft, not too hard, just the way we like it.
The hotel itself feels more like a motel, it is not fancy in any way, but we got it mostly for the hot springs pools on the premises, which we enjoyed.
The room seemed clean, we didn’t inspect too closely, but nothing stood out as problematic.
The shower was good, no issues at all.
The staff were nice but didn't look particularly interested in interacting with the guests beyond what was strictly necessary.

Cons:

The overall impression was that the hotel is somewhat rundown and quite basic.
There wasn’t much room by the sink to put out the toiletries, as the sink just hangs by itself attached to the wall and doesn't have any extra surface. We stored our toiletries in the wooden closet in the bathroom that had enough room.

Nice Hotel - could be better
Pros:

Had a small group for several days - they service in the restaurant was excellent. The rooms were fine, but need updated in my opinion. Most rooms had hot water, but in my "deluxe" room I struggle with having hot water daily. The water control had issues. I did alert maintenance but it didn't change.

I love the location for shopping purposes, however its several blocks to the lake. It's sister hotel Porta del Lago has a much superior view, but with groups its a pain because of their elevator that are very small and slow. Regis has none. However, for people in wheel chairs may find Regis difficult to navigate.

I recommend booking online - the price for two rooms was about 25% less expensive booking online.

Fine hotel. The breakfast was tasty. Convenient location.

Cons:

It was a bit overpriced and not very child-friendly. We traveled with our 3 kids. Once we got there, we were told the towels and included breakfast were only for adults and not kids. They would not give us towels for everyone and we had to pay for the kids’ breakfast à la carte. It would have been good to know this ahead of time, so I am sharing.
