ACTIVE by Leitner’s - Nature & Lifestyle Hotel

This hotel is a complete scam. It is very old and poorly maintained. We paid in advance for conditions that were completely different from what was shown on Booking. What this so-called hotel offers is nothing like what was advertised. We were totally disappointed.

Although we did not refuse the accommodation, we were not refunded any money.

I strongly advise you not to stay here. Avoid this place at all costs.

Room was big and comfortable, great breakfast, best service. Well located. The team went out of its way to answer all our needs. Great atmosphere. Free convenient parking. Very clean and well maintained, comfortable beds. Very cozy atmosphere at the restaurant and tasty dishes

Active by Leitner is a spa hotel. It is situated close to the main road and so you can walk down and catch a free bus to the ski slopes. I rented a ski depot at Kitzsteinhorn, so i can leave boots and skis there.
Room was very big and comfortable with a v nice sofa. Shower v powerful and refreshing.
Breakfast was excellent with cold meats, cereals, cheeses, cereals and fried eggs; great start to the day.
Bar great for a lager shandy and computer work.
The ski an coach service in KAPRUN is great and next time I will bring the wife

We liked very much the home feeling and quietness of the place which is quite away from the fuss of the Kaprun centre but at 5 minute-walk to it at the same time. Also, the gourmet food and ambiance of the 400-year building of the restaurant have to be pointed out as very impressive and added really great feeling to our overall experience.

A true home away from home! Great hotel with ALL the bells and whistles! Good food, lovely rooms, spa and gym facility that when all put together makes for an amazing holiday! Kaprun is a fantastic Alpine village that has it all. Our kids loved it a s well! Our second time back and won't be our last!

Very friendly staff, excellent car park, amazing breakfast, nice, clean and cosy apartment which was well equipped, great spa. We had a great time there. Can only recommend this place. Plus we got the summer card.

We have been visiting Kaprun for many years usually staying in small private apartments but decided to stay in a larger apartment with more facilities. We were certainly not disappointed with Active by Leitner's!!

Room: We stayed in an XL 2 bedroom apartment which was (as the name suggests) very spacious for our family of 3. It was tastefully decorated and there was plenty of storage. The kitchenette was quite small but satisfied our needs to cook a few meals over our weeks stay. The apartment block is actually next door to the main hotel but is connected via an underground corridor if you don't want to walk outside.

Facilities: There is a gym with plenty of equipment, a really good boot/ski room which was quite large and did actually dry your boots! (I've experienced a few boot rooms which do not actually dry your boots for the whole week).
The Spa is a jewel in the crown of Hotel Active as it feels like a 'real spa' as opposed to a sauna and steam room added in a pokey basement of a hotel like many other places I have stayed. There are various treatments available too but we didn't use any of these. In previous stays in Kaprun we would always pay a visit to Tauern Spa but we felt we didn’t need to do that this time because of how good the spa at Active was!
I also really liked the outdoor pool as it was long enough to actual swim lengths. So many hotel pools are so small you they are just a novelty and serve no real purpose. It was also lovely to swim with the wonderful view of the mountains in the background.

Food/Drink: Stays in an apartment include breakfast and it was excellent with a large variety of options… cereals, breads, ham, cheese , fruit and some hot options usually eggs and bacon. The bar area was very nice too and a lovely place to relax in the evening if you didn’t want to venture into town.

Location: It’s a little out of the way from the main centre of Kaprun towards Kitzsteinhorn which meant it was generally pretty quiet. That said during winter the ski bus stops are a few minutes walk away and it only takes around 10 mins to walk into the centre.

Staff: The Leitner family and staff were all extremely helpful and polite and are a real credit to the hotel - this goes a long way to making your stay so fantastic. An example of which is that we had arrived early at the hotel after driving through the night from the UK - our apartment wasn’t ready (which we expected) but we could still check in (Covid pass, Passport check etc) and in addition was allowed to use a room to get changed in and use the facilities to freshen up.
Another real positive about the staff is the comms - we had originally booked in 2021 but due to Covid had to reschedule - this was a simple process using a personal booking portal which had a messenger style chat. We also used this to ask a few questions prior to our stay - it was always replied to promptly.

In summary we had a fabulous stay and thoroughly enjoyed what the hotel offered. It is obvious that there is personal touch in the hotel with a keen eye for detail. The Leitner family should be really proud of what they have achieved and we will be definitely returning!

Fabulous hotel with friendly staff! Combi of great service, food, rooms and spa make it a memorable experience. When arriving you’re welcomed and staff know you from previous time. Due to injury I received very personal attention and care!

Very friendly, helpfull team in a spotless hotel with a lot of facilities. Great food, huge breakfast, views and modern spacious rooms. Nearby the center but far enough to enjoy the nature and the big garden.

Website looks much better than reality, an ok hotel but not worth the price. Cook is good, massages were great but the rest is average, from bathroom equipment (almost zero toiletries, low quality weak hair dryer etc) to wellness (lots of relax space but little saunas; do not expect any fruit in fruit corner, but usually missing water cups) to the bar (extremely low wine choice, lowest what we experienced in Austria in 4* hotel). Local staff is rude, esp in the restaurant (foreign employees had normal nice behavior). Beds are a catastrophe- we hardly slept (poor matrace and useless pillows). Most importantly very unfriendly and greedy approach of the hotel management- we have been going to Austria winter and summer for some 20 years and now and then had to shorten our stay by one night because of work. It has never happened to us that they would charge the night at all… until now, when they requested it in full although we had announced it before we arrived and thus they had lots of time to offer the room further. Very disappointing and unfair billing. They did not even flag they would charge in full when we asked for it as any serious hotel would. All up, by far not worth what you pay. You will find plenty better experiences in other hotels for the same price or even less.

Kaprun is a wonderful city, located among the moutains. Active by Leitner's is not in the centrer so it's exceptionally quiet. Everything was perfect - the staff, the room with beautiful view, the meals, the pool. :) I hope I will come back soon and I definitely recommend this place.

The location of hotel is not best within the Kaprun-Zell am See region. For the main ski lifts you must take skibus (200m) or travel by car.

The main restaurant for dinner is in separate building (50 meters away) but I did not care.

The food was delicious.

The room as well as the hotel is equipped with everything you need. Hotel is regularly cleaned

The staff is friendly.

For me it is the best choice in Kaprun. We were there twice and we will return.

Very nice and friendly hotel with nice staff, rooms and SPA. All there is very clean, safe for those days. Breakfast is in the hotel and dinner in very close restaurant. Quality of service and food is excellence. If you are looking quiet place with very good atmosphere in Kaprun, I can recommend for 100%

Zu wenig Personal. Ich musste ewig warten, um einzuchecken. Sonstige Personal waren nett und freundlich. Schwimmbad sehr klein. Es gibt viele günstigere Alternativen, die viel besser sind.

The place appeared to offer all the right hardware. We booked a suite which was called Alpenlust which accomodates 8 people, with a sauna and two bathrooms. As we were just 3, it seemed great but as we learnt, there was just 2 bedrooms, with one spare room with a sofa bed.This was converted at our request to a third bedroom but it was not comfortable. Most alarming was that there was just one wc in the apartment, despite having so much space. There was an oversupply of closets, no kettle or kitchenette either, though that was a minor issue.

The service from reception also lacked the "extra mile" as we were also told we could not use the large spar to shower after our last half day of skiing because it may disturb other users. Check in does not start until after 2pm so the fact that we asked to use it around 1pm meant that no-one would have been there anyway. Other resorts have shown more flexibility so this was poor, especially as we had a suite!

The walkway from the front and rear parking lots were covered in frozen ice whislt the roads immediately after were well gritted and safer.

Oh and this morning after bteakfast, the fire alarm was ringing for around 15 mins. Some guests like us waited outside whilst others were inside. There was no information provided from staff about if it was real or not, nor could they disarm it, which was equally worrying!

Overall, this place could be so much better, had the designer realised that in an apartment for 8, it is wise to have at least 2 wc's and the management excercise some courtesy and common sense at check out.

I have to give this place 5-stars. It was everything we were looking for. We went with a family of 4, our kids were 8 and 6. We had an XL Suite (not the XXL) and it was fine. Two separate rooms, one room with two single beds and one with a pullout couch fine for 2 people. It had a separate room with a shower and different separate room with a toilet. Again, more than enough for our family of four.

The breakfasts are fantastic. A huge buffet of yogurts, nuts, fruits, eggs, bacon, coffee, tea etc. Fresh and very good. When you get off the slopes they have tea/coffee and fresh cakes and cookies from 330-5pm and its in a great open room where you can play cards and games with your family, lovely atmosphere.

The dinners were perfect. Its actually a different building than the rest of the hotel, a little walk up a hill. Its an old farmhouse with great character. Every night there is a fresh salad bar, you get a soup, a main course and a dessert. Warm, home-maid fantastic Austrian food. My kids even tried everything (they have a kids menu if needed.)

The winner in all of this was the service. The staff is genuine, they are lovely people and try everything to make your stay special. Couldnt thank them more.

In terms of the spa, there is an outdoor sports pool (not that warm) a steam room and two saunas (65 and 95 celsius) . I did wish there was a hot tub, but there isnt, only thing i see missing is that and a fire place.

Its a short bus to Maskiogel or Kitzenhorn.

Highly recommend, great for families.

We would really like to give 4,5 stars because it wasn’t absolutely perfect but it was excellent. The room was a little less prettier than we expected from internet pictures, the bed was a little to hard for my taste and it was quite warm during the night without airco or a fan (in July).
But the staff was really friendly and helpful, especially Pedro the bartender, he was really nice and friendly. The lobby is a nice place to spend the evening. The food was amazing, we enjoyed that very much. The atmosphere overall is nice and personal, almost a homey feel.
The location is perfect, there is a lot to do and see in the area. Don’t expect nightlife in Kaprun however during summertime, there’s almost nothing. We enjoyed ourselves in the evening very much in the lobby of the hotel with drinks and playing a game or just chat.
We would definitely recommend Active by Leitner for your stay in this beautiful surrounding of Kaprun-Zell am See.

A modern Alpine hotel that serves as a perfect base to a fantastic Kaprun glacier ski region. On a walking distance from the town centre. Friendly staff and excellent food. Outdoor pool with warm water is perfect to cool after the sauna visit.
