Pros:

整體住宿體驗非常方便！

飯店周邊交通機能優異，步行即可抵達電車站（百合海鷗線與臨海線）及公車站；飯店正門即有羽田/成田機場利木津巴士站點，可直達飯店，後門則設有LUUP共享單車租借站，出行選擇相當多元。

便利超商的選擇也極為豐富~飯店2樓內有一間Lawson，正對面有7-11，斜對面還有全家FamilyMart

早餐表現相當不錯！提供簡單的西式吐司麵包，以及日式的白飯、納豆與味噌湯，有時還能吃到蕎麥麵。辦理入住時會一併附上早餐券，於早餐供應時間內前往2樓餐廳即可用餐。

設施方面略顯陳舊，例如浴室角落有些許潮濕發霉的痕跡、洗手台上的收納櫃有無法清除的污漬（不過飯店有特地用透明墊隔開保護），以及洗脫烘一體的洗衣機偶爾會在烘乾途中跳出異常訊息。不過整體而言，尚在可接受的範圍內。

Pros:

This Hotel is rated as a 3-Star property but the Ambience, the rooms and the kind of services provided here are no lesser than a 4-Star property. A Lawson convenience store is right below the building. Excellent Sotetsu Grand Fresa Tokyo-Bay Ariake 👍👍👍👍.

Smells like cigarettes and mold
Pros:

It was very near train stations and convenience stores.

Cons:

The entire place smelled like cigarettes and mold. It wasn't clean nor updated. We had to change rooms because the first 10 seconds in the first one triggered my asthma. The second one was less terrible but still didn't feel clean.

Comfortable stay but staff needs to have better knowledge training for newbies.
Pros:

Part of Disney “neighbour” shuttle bus but requires advanced booking. I tried to book when the whole PHP website incident occurred and was obviously unable to book online. Did it in person at front desk late evening after 11 pm. Trainee staff spoke very little English and did not understand that I was looking to book a seat for Disney bus vs Limousine Airport bus.

Another staff was able to book me but there was little communication bc again in the morning, my name wasn’t on list going and coming back.

Complimentary amenities like hair products, shower cap, sunscreen, face mask, salts baths were available free to grab at lobby’s entrance. Across the building is 711 which was cheaper and better variety than 2F Lawson’s convenient store.

Cons:

Booking.com did not disclose there would be an added 200-300yen/night resort fee. Not sure why there’s a resort fee (aside from Disney shuttle bus but only offered once an hour) as there weren’t amenities available like onsen/spa complimentary.
