We were a family of four - 2 adults and 2 children and Osaka was the last leg of our otherwise fantastic Japan holiday. This hotel kind of ruined the end of the holiday. Sharing experiences below.
Check-in
Check-in was initially smooth, though it took longer than expected. The staff seemed junior and while the English was manageable, it felt like I was talking to a robot - everything started with 'I'm sorry sir..'. A request for a complimentary room upgrade was made but was denied - not an issue as I was trying my luck.
Rooms
The room was tiny. I know Japan rooms are small but this one takes the cake. We had requested an additional single bed in our room which was added before we checked in. However, after adding this in, there was no place for us to keep our suitcases! We eventually had to ask the hotel to take away the two chairs and small table that they had randomly put in our room so that we had space to just keep the suitcases on the floor.
The request to upgrade
Upon seeing the room, I went down to the reception to ask to upgrade my room, which I was happy to pay for and informed them. The same receptionist from my check-in told me that there was a room available and I could get it. I was happy and agreed to pay. A few minutes later he comes back and tells me he can't give me the room as it was meant for a back-up room in case customers faced issues with their room. I begged and pleaded and told them that I did have an issue with my room as we wouldn't have had place to sleep (since the luggage would need to be kept on the bed!). I did this with the junior person as well as the senior manager. After about 30 minutes of requesting, they suddenly change their reasoning saying that the room is 'actually not available'. Very sudden! I told them on their face that they were lying to me but they didn't give a care.
Room condition
Not great, no USB/USB C-type charging points for phones etc. Very strange. They expect us to have 2-3 converters with us. The other hotels we stayed at in Tokyo and Kyoto all had either USB sockets or adaptors that had USB connectivity options.
TV - first TV in a hotel room in recent history which was not a smart TV! Again, our other hotels in Japan had this. Only local Japanese channels are available. Can't really entertain the children.
Bathroom - good. Simple and clean.
Breakfast
Another mess. No one managing the restaurant. Things get over on the buffet, guests are expected to find someone to refill. There were just 1-2 waiters and a table cleaner in terms of staff.
Also, breakfast for vegetarians was pretty much non-existent. Just some salads and breads. Not even baked beans or hash browns. Luckily we ate egg, so we could eat one thing from the buffet spread - scrambled eggs!
Location
It is at Dotombori, not next to it! As a family, we didn't like the location one bit as we had to cross multiple night clubs on the walk to the hotel. Probably good for young couples without children looking to party.
Also, for some reason Ubers do not come to the hotel. You need to get to the end of the lane (5 minute walk) for the nearest Uber pick up point. We had to do this at 5am with our luggage and two kids since we needed to get to the airport.
Location was central which the older kids loved.

Location of the property is the selling point, Dotonbori just round the corner. Room cleaning daily, decent breakfast (could add a couple of more dishes for foreigners though) convenience stores, restaurants, train station nearby.
The glass window in the bathroom overlooking main bed was quite uncomfortable, especially if you are visiting as a family or colleagues. No view from the window :(
Close to everything. Room was delightful. Food is everywhere near the hotel.
