Gross and uncomfortable
Pros:

I liked the great location and closeness to the St Kilda Pier, beach, and Luna Park. The size of the basement room was massive, with a whole unexpected kitchenette.

Cons:

I was given B1 on the basement floor as my Queen-sized room for one and as soon as I walked in I was greeted with a weird, funky smell. The next thing I saw were huge gross old stains all over the couch, floor, and table. Then immediately to my right a big painting of nude women with equally huge breasts staring at me. I myself am A-ok with tasteful nudity but as the whole hotel is lined with nude paintings bordering on pornographic in style, this might not be for everyone… I then proceeded to check out the bathroom. The shower floor had dirt and several black hairs on it and the ceiling above had large spots of black mould that looked like it had been painted over in white paint. The bath mat on arrival had been folded and draped over the toilet instead of one of the many hooks and hangers, which was weird and slightly gross it had touched the toilet. There was also no hand soap at the basin and the previous occupant’s used, empty shower gel bottle was still there and not replaced with a new one. The sink had razor hairs still in it and when I went to put my towel on the rack, one side of the rack just popped off the wall. The blinds in the room were all messed-up, with the one in the kitchen looking like it had been burnt, and the other held together with electrical tape. I went immediately to reception and had to wait several minutes for the one receptionist guy to show up. I reported that my room seemed like it hadn’t been cleaned properly and the guy offered me a balcony room instead. I went up and found it was a very poor substitute and about a third the size of the original room with hard wooden floors and no carpet. I eventually got the original room back but without a clean 🙁 The shower took ages to heat up and wasn’t consistently hot during the shower. The hair dryer had seen better days too- it was from an age where dinosaurs ruled the earth, dusty and grimy on top, and died after about 15 seconds of usage. It refused to work again.

Great location and hotel vibe . l would revomend this hotel. PS I don't need review guidlines . NO !
Pros:

l did not have breakfast .

The vibe was excellent .

Bettter maintance (re-painting or touching up) and better cleaning of facilities (doors , walls , skirting boards , tile grout) would greatly make the this a better hotel .
CAVEAT
I have spent alot of time recently in Japan .

The bold decor and art was an absolute highlight.
Pros:

Location in St Kilda was perfect for our needs. The decor was bold and thought provoking with a plethora of contemporary artworks in the room and throughout the hotel. Huge TV and couch, kitchen with full size fridge, great shower and comfortable beds.

Cons:

The lighting in the bathroom was a little dim and we could’ve done with more than the 2 teabags provided.

Great location, beautiful art filled building and very friendly helpful staff.
Pros:

The location was fantastic, close to shops, cafes and transport. The rooms were very nice and comfortable. Steven at Reception was very friendly and went out of his way to make our stay a pleasant one.

Cons:

Inconsiderate noisy guests.
