Exceptional location with a tram stop out the front and a fabulous pub called the Fifth Province a short walk away, a Woolworths just beyond that which is very convenient. So much beautiful artwork to enjoy, comfortable beds and couch, a full kitchen, the shower was great. It’s vintage hotel vibes - it’s a little rough around the edges but packed with charm and soul. Friendly and helpful staff.
You can hear everyone and everything around your room. Overall the room could probably use some TLC, like new carpet and some new pillows (some of them smelled bad)

Building was quite old and a bit rundown. TV didn't work.
The staff we did see were very lovely, polite and helpful , the art work was impressive ,
It was quite dirty and unkept starting at the entrance , the hallways were filthy and smelt like urine , not pleasant at all , the first room was quite dirty the toilet had not been cleaned , the second room was better and had two beds like I requested , not much interaction with anyone ,staff seemed scarce
It is old and really needs upgrading
I’ve been here any times but this time it wasn’t as good. I assumed change of management. I book as it’s perfect location
The place smelled of weed, had to call to get soap, broken window in room which had to call again to get fixed
The British guy on the desk was friendly. The location was good. The room was OK. It had a fan and AC, thank goodness...you'll understand why soon.
The bed was hard. The doona had loose sheets at the top, which I find very uncomfortable to sleep with, so we had to fully remake the bed completely. But what was absolutely AWFUL (yes, it's in all CAPS) were the fragrance sprays in the hallways. They were absolutely overwhelming and completely unnecessary.
They were so strong that even with towels jammed against the foot of the door to the hallway, the secent still made its way into the room after 15 minutes. My lungs reacted badly. So we had to 'sleep' with the window open, the AC on, the ceiling fan on AND the extraction fan on in the bathroom.
The secondary problem is that the bathroom light also had to stay on as it is connected to the extraction fan., and just to complete the perfect storm (nightmare), there was a large architectural window above our bed to the bathroom, streaming the light directly into our 'sleeping' space as we tried to sleep.
Between the fans, the light, the sheets and the smell, I got absolutely no sleep at all. The good news is- it's a really easy fix. Get rid of the bloody indoor air-polluters. It was utterly insane!
Never, ever again!
I'll spend three times as much next time if I can find a place that will simply offer a clean air experience!
Location to St Kilda esplanade
Carpet wasn't vacuumed. Hair and dirt found behind the bathroom door. Dirty sheets on bed.
The reception team was very friendly.
The room wasn't clean, the bedding looked dirty, and the floor was filthy. The facilities were very old. Honestly, the room wasn't pleasant.
Close to tram, shops, food, short walk to Acland Street, beach, Palais Theatre, Luna Park, art work displays in the hotel was nice, Phillip, front desk was very nice.
I was unaware of the room I chose, Piccalo, it was the size of a small standard bathroom. Small bed against the wall, tiny bathroom, super tiny area over all. No view, small heater, small windows, dog box. I was shocked! I spoke with the staff and was upgraded free to a more reasonable size room. The original booking showed the bigger green room, not the small red room. Both showing better looking than they actually were. 2nd room - toaster dirty, bathroom rails on the floor, kitchen bench area sticky, No Lamps! TV only worked in ch7 & ABC, rest were HD but I couldn't get them working.
Fire alarm in next room went off at 3.34am with naked person smoking dope, vaping, door open. Staff had to attend, man yelling. Horrible sleep. Not sure I will stay again.
