Most disappointing. I won’t be returning. These hotels do themselves no favours .
Pros:

The location. Value for money. An on-site bar and restaurant . Lovely EVENING staff

Cons:

Poor service. No breakfast served even though I’d paid for breakfast. The staff were non existent at breakfast time as they were busy with a function. I complained and got a half hearted sorry. Not even a phone call from the hotel after my complaint to apologise.

Bad experience.
Pros:

The foyer was well presented, as was the ground floor area. Check in was easy with the friendly staff. The ground floor facilities were clean and fresh. Suited for a wedding venue.

Cons:

The first floor was a stark horrible contrast. The doors and paintwork were filthy. Wall paper was peeling off the wall. But the worst was the carpet in the corridor, it was disgusting. Not only was it filthy, it smelt, possibly from the multitude of drink spills. A DIY carpet cleaner would have made a difference! The room was reasonably decorated but dirty with thick accumulated dust on top of the skirting boards. The carpet appeared not to have been vacuumed. The bed was uncomfortable with what appeared to be a dip in the middle. My wife and sister did not sleep well. The bathroom was in need of redecorating due to peeling paint and black mould around the bath. The extractor fan did not work Not very nice at all. Breakfast on the outside terrace was nice and we were served by a friendly young lady. My coffee glass mug was so dirty on the outside I had to ask for it to be replaced. My glass of orange juice on the following morning was just as bad. Just bad kitchen hygiene and supervision it's not hard! I wouldn't go back to the Oakland's Hotel and certainly would not recommend it.

Nice, friendly Hotel. Excellent value for money
Pros:

Lovely, friendly staff. Good service. Very nice Bar and Terrace area. Plenty of parking. Good value food. Bathroom was spotless. The free WiFi was very good. Excellent value for money for an overnight stay. As a lone, female guest, I felt very at ease.

Cons:

Some of the corridor carpets were a bit grubby. The mattress in my room looked a bit saggy, but was actually very comfortable. Neither of these thing detracted from enjoying my stay

Pros:

Good location, no dramas, decent bar and breakfast. Good staff. Slept well.

Cons:

Room abit dated, half eaten bag of crisp in drawer next to bed. Someone in room above banging round till late, then same again next morning, banging around dragging chairs.

Get hotel for a visit to lovely Norwich.
Pros:

Lovely hotel in a nice location just a short distance for Norwich city centre, with really helpful friendly staff,

Cons:

The hotel rooms would certainly benefit with air conditioning.

Pros:

Large room.

Cons:

Food was very poor: nothing fresh, everything pre-prepared and heated on site. Pate starter was a joke, lasagne cooked in microwave. Bar staff had never heard of Rioja or Tempanerillo.

Pros:

Decent location. Room was quiet, even though there was a wedding reception going on. Free off road parking.

Cons:

We paid for early check in (which was from 12:30pm rather than 3pm). When we checked in at 1:30pm, the room hadn't been cleaned - there were still scattered items from the previous guest, and the floors cleared hadn't been vacuumed or mopped. When we explained to the lady on the front-desk - rather than owning the mistake, she tried to play it down as if she was doing us a favour by letting us get into the room still, in order to get ready for the wedding we were attending. If she had just apologised and offered to make it right, this would have been much better. Other than that - the hotel as a whole was in desperate need of renovation. Most of our room was in a poor state of repair.

Pleasant hotel within easy reach of Norwich in the pretty riverside village of Thorpe St Andrew.
Pros:

Cleanliness of room, friendliness of staff.

Cons:

Noisy disco music on Friday, Saturday and Sunday evenings until after 12 p.m.. My single room had a dormer window which I couldn't reach as I'm 5'1", even standing on a chair.

Good value for money
Pros:

The staff were welcoming and friendly. There was a large car park which was easily accessible. There was an excellent wifi connection. A nice selection of coffee, tea and biscuits. Clean room with an air conditioning unit provided. Breakfast was excellent and included in the price. I also had an evening meal which was good value.

Cons:

The layout of the room provided no clear access to a plug on the bedside table. Decor was a bit tired in places.
There was late-night noise from the wedding party celebrations.

Music too loud, couldn’t sleep
Pros:

Staff were friendly

Cons:

We were not told they were hosting weddings every night of our stay. It was incredibly noisy and we could not sleep until after the midnight curfew.

The room also smelled of smoke.

Unexpectedly amazing and comfortable.
Pros:

This was a real bargain. I had booked a single room but on arrival was given a lovely double room with a window which opened wide and had great views over the garden. The outside area was particularly attractive and so open.

Cons:

Nothing at all. This is a very reasonably priced gem in a great location with free parking…….

Great location, friendly staff, lots of lovely little cafes near by.
Pros:

Staff were lovely, bar area out to the decking was also lovely.

Cons:

The shower wasn’t great in room 8.
The carpets could do with a clean in the corridors.
