Well priced accommodation in an excellent location.
Pros:

Fantastic location right on the riverside in Hoi An. Easy walk to everything. Room was spacious and clean and comfortable beds. Very reasonably priced.

Cons:

We booked a 3 bedroom apartment, but it was really just one room with 2 beds on different levels and a third on a mezzanine. All open so no walls between the beds which was not as described and not what we expected. The pool is also very small and is in the centre of hotel with rooms looking down onto it. It does not look inviting at all and hardly anyone went in it which was a pity because it was very hot when we were there. There was also a lot of noisy construction work going on around pool area when we were.

Location was perfect
Pros:

The location was just perfect! Right in the middle of it all.

Cons:

The noise from the street was so bad! We had 2 rooms on the street side and the one room on the 3rd Floor was okay, but the one on the second was really noisy.

Solo stay in deluxe room
Pros:

Great location if you want to be in the mix of everything. Walk out the the river is right infront of you and old town is a minute walk over the bridge.
Lovely hotel with amazingly friendly staff. The Deluxe room was stunning,spacious and well decorated throughout.
It can get abit noisy in the day and early evening if people are in the pool below but come evening time it closes and it all goes back to being quiet.
Loved staying there for 2 nights and will definitely come back again.

Cons:

My only thing is the pillows in the rooms are so hard there is pretty much no give in them whatsoever. But I did manage to get a slightly softer one. Apart from that everything else was perfect.

Noisy with construction and uninhabited. Guess guests knew something we didn't.
Pros:

Good location. breakfast included was a nice touch. Nice in the evenings to walk around to the old town and the bars nearby. you are pretty much in the thick of it which is great.

Cons:

Unfortunately the property was under construction. They were replacing the roof. our 3 bedroom apartment had sand and debris falling in to the room. our beds were covered in dust and sand. the building noises started at 7 am so there were no sleep ins during our stay. There was only one other person we saw staying at the property while we were there so maybe they knew something we didn't. We also didn't realise when we were booking that the 3 bedroom apartment was not actually 3 seperate rooms but 3 beds in one open space seperated by a cabinet. no privacy between the beds.

Pros:

The location is really good, on the island, near the famous bridge, the evening promenade, restaurants, bars and shops. Access by car is not possible, which is a surprise that you only find out about when you want to get to the hotel, but with a little ingenuity, you can overcome this problem in a day or two.

Cons:

The rooms are worn out, the beds are hard, the cleanliness is not up to the expected level. When you get to the room it is 45 degrees Celsius, the air conditioners work poorly, most of them cannot be adjusted, it takes more than two hours to cool the room to the normal 24 degrees. The maids turn off the air conditioner during the day, so when you return to the room in the afternoon after a long day's trip, you need another two hours for the room to cool down. They carry out maintenance work from 6 am, so morning sleep is not possible. It is extremely hot in the corridors and stairwells, as there is no AC, and the ventilation is poor. The swimming pool with a view is only beautiful in the photo published on booking, in reality no one uses it because it is in the inner courtyard enclosed by walls without a proper space for swimmers. Breakfast is from 7 am to 10 am, but the room is only ventilated, without AC. The food selection is only good if you come for breakfast among the first ones, then the food runs out. After 9 am no one replaces the food and drinks until the breakfast ends at 10 am. In addition to the price confirmed on booking.com, they also charge you a fee for paying by card, even though booking.com says that all taxes and charges are included in the price, and cash payment is not possible. Really strange hosts. I do not recommend it to anyone.
