Excellent Hotel in Edinburgh
Pros:

A beautiful accommodation with excellent rooms, genuine friendly service, and great location. Very elegant rooms and wonderful art throughout the hotel. It was one of my favorite hotels that I have ever stayed in.

Lovely stay.
Pros:

Lovely welcome and shown to the room, staff were very knowledgeable and friendly. Great quiet location away from any main roads. Hotel is also an art gallery so lots of lovely art work to look at. The bed was comfortable and the room was reasonably sized.

Cons:

No lift/elevator so if you were in a wheelchair it wouldn’t be accessible. Lots of stairs especially to the top floor. Not the hotels fault but the room next to us were quite loud - loud snoring all night -

Artistic and comfortable
Pros:

This hotel is situated in a quiet and lovely part of Edinburgh, facing a park, and just a 15 minute walk to Holyrood Castle and the Parliament. Staying here was an aesthetic pleasure. The entire hotel, including all the rooms are decorated with unique pieces of art. The walls are covered in murals and one of a kind wall paper. The ceilings are incredibly high and the chandeliers are from Murano, Italy. The facilities are modern, the bathrooms are updated and clean. The staff are friendly and helpful. We had a super spacious and beautiful room that looked out on the back garden. The breakfast was delicious and plentiful. The bar had an exceptional collection of scotch. I would definitely stay again.

Beautiful, charming hotel
Pros:

We loved every details of the hotel.
Our park-facing room was beautiful, like all the very artistic public area.
Breakfast was excellent, though we had a little stress with our breakfast booking (which was solved rapidly).

Lovely but too expensive
Pros:

Location was good was a bit of a walk but we don't mind that. Staff are really lovely so friendly but not too much either. Hotel very clean and love all the paintings. Hotel is rather expensive and breakfast was too £18 if book day before or £22 on day ..did get one, which was OK..had nice for a lot less.. I love to go back but far too expensive..

A very enjoyable stay at 24 Royal Terrace...
Pros:

Great location, we were able to walk to most of the places we wanted to see. Tram stops were nearby. The room was beautiful, a superior double on the second floor. It had a view over the pretty garden at the rear of the hotel. The price is on the expensive side, however, all things considered we thought it was worth it and would stay again. Breakfast was really superb and we appreciated the fact that it was served until 12. It was freshly cooked to order and of excellent quality. Cleanliness was of a good standard and it was a quiet room - it was lovely to hear the birds in the mornings. The best part of our stay was the friendliness and service of the staff. That really makes such a difference. They were extremely helpful with suggestions of where to go and couldn't do enough to make our stay special. Thank you to all.

Comfortable, clean, well appointed with exceptional staff
Pros:

It was very comfortable, quiet and well appointed. The staff were exceptional, friendly and helpful without being OTT. Breakfast was fabulous!

Cons:

Nothing really - the art works are a substantive feature of the decor that cannot be ignored. Not particularly my taste but does not detract from this being a great place to stay

Unique property in a quiet and convenient location
Pros:

Very clean, quiet and tastefully decorated property, on the North side of Calton Hill. Helpful, competent and friendly staff. This is a converted historic townhouse with around a dozen rooms and a couple of self-catering apartments. All hallways are decorated with original and eclectic artwork, essentially turning common spaces into an art gallery. The garden and seating behind the building is beautiful to experience. Due to the historic nature of the building no elevators can be retrofitted, so every room has to be accessed by stairs, even if on the 4th floor. While staff is kind enough to carry luggage, for us the daily comings and goings for 4 days were quite burdensome as we were in a 4th floor room. And that too after an uphill walk along Royal Terrace. We had a king room (essentially a double room with a king size bed) that was a disappointment in that it was a very tight squeeze for two people with luggage and difficult to navigate.

Two things I wish were different. First, more transparency about the elevator situation and which floor assigned rooms would be on. Second, a king bed in a small room does not necessarily make the room a king room. Large beds should only be in larger rooms. The extra premium paid for the king room was not worth the money.

Had a very enjoyable stay
Pros:

Our stay here was fantastic. Loved the unique feel of the property, warm and welcoming staff always ready to lend a hand or give help when needed. We ate breakfast each day of our stay, and felt it was a great value and a great start to the day. Especially appreciated the later offering of 8 to 12, kind of unique, but really helped us start our day off right. The property is in an excellent location, walking distance to important sites, and good restaurants close at hand. And the artwork! Drew several chuckles from us during our stay. We would definitely stay again should we return to Edinburgh.
