Good location , beautiful building and decor.
Lot of stairs to our top floor room but this is not a complaint , we booked at short notice and as a Grade II listed building there is no lift … all understandable and did not spoil our stay.
Easy to find, accessible,quiet, friendly staff,🥰 excellent breakfast, gorgeous garden. I had a broken ankle and was made to feel most welcome.

The building itself is beautiful and the location is very central
the rooms desperately need renovation. I stayed in Room 9, facing the street, and the experience was extremely disappointing.
The windows are very old and do not close properly, leaving the room cold and offering virtually no sound insulation.
During the few hours I spent there, I had to ask twice for the heating to be switched on. The traffic noise is unbearable, and it genuinely feels as though you are sleeping on the street.
The hotel provides earplugs on the bedside table, but they make very little difference, as you can still hear everything.
I checked in at 3 pm and had to leave at 8 pm because it was simply impossible to spend the night there. They also refused to refund what i paid for the night, when i left the hotel

So beautiful - unique - full of art - lovely garden terrace area. Near the end of Royal Mile andHolyrood Palace but quiet area walkable to tram / bus.
Breakfasts are amazing- truly gourmet and huge! Most importantly the staff is top notch and so helpful. The hotel has thought of everything you need in your room to make it convenient and a smooth stay. Highly recommended!
Unique and beautiful boutique hotel. Loved being out of the madness of the Royal Mile but close enough to walk everywhere. Great breakfast available and wonderful bar and whisky bar. Staff was amazing.

Lovely staff, lovely hotel. Very quiet area, but only a short walk from the city centre, perfect for solo travellers. Definitely do the Whisky tasting experience with Tony.
We had a wonderful stay at the hotel mostly because of the warm and friendly staff. They made us feel so welcome and cared for.
We were in town for the Fringe, so it was nice to be able to get away from all the vibrant energy of Old Town and have some quiet time at the hotel, about a 15 minute walk from the Royal Mile. We enjoyed having coffee in the terraced garden, and breakfast in the eating area inside was so charming.
Oh, wouldn't we all love it if they had a lift. LOL
Hotel situato dietro la calton hill e abbastanza vicino alla stazione dei treni, staff gentilissimo e hotel esteticamente stupendo, fortunatamente ho ricevuto anche l'upgrade della camera che era altrettanto bella, rapporto qualità prezzo imbattibile. Unico problema è che non c'è l'ascensore ma lo staff è pronto ad aiutarti coi bagagli :)
