Good location, price and APA Hotel standard.
Pros:

APA Hotels are generally very good and this one is no exception. It is in a very good location. Plenty of small restaurants and shops nearby. The Metro station is only a couple of metres away. Very easy to get around in Tokyo. Decent TV with BBC News or NHK World (English language) TV app. It's a good three star hotel. If you are not used to Japanese hotels, most rooms are tiny. It's just a general feature of Japanese hotels.

Cons:

Don't bother with the breakfast. It hasn't got a brilliant selection and is expensive for what you are getting. The are other better cafes very close by.
