The cooked breakfast, though it took 15 mins to arrive, was excellent.
The room was a little shabby - even allowing for the great age of the building. A thick layer of dust on the bedside lamp.

The building is hundreds of years old....and being timber framed is very crooked! Character....
It is basic.....partly due to age and little recent investment. Could have been cleaner, toilet.

The water pressure was low and the bed not so comfortable.
The location is in the centre of Harleston.
Very difficult to find the parking as it's at the back via a one way system. No reception - key left on table in hallway, could have been taken by anyone. One member of staff is only on duty for all the guests. The shower and toilet in the room barely worked. No electric socket near a mirror for hair drying etc. Windows couldn't be opened easily and looked very rickety as if they might fall out. Hairdryer and iron were communal and left in a chest of drawers on the first floor landing - not just inconvenient but a fire hazard. We could hear the next room - talking and an extractor fan, which was left on all night! No restaurant, so we had to get takeaway or buy our own food and eat in the hotel bedroom. Breakfast was in the bar area. We had to eat whilst a bar person cleaned the pipes! The cooked breakfast, especially fried bread and hash brown, was unpleasant due to the cooking oil used - obviously very cheap oil. The portions were small. The toast was cold. The spread was not butter but a cheap margarine. The marmalade was cheap too. The cereals were from Lidl and still in their boxes - not decanted. I have nothing against Lidl, I shop there, but when you pay £340+ for a 3 star hotel you expect something of a better quality. The bedding was clean...but no one serviced our room on the second day of our visit.
It’s an old building. But so much character. The owner is great the breakfast is one of the best I’ve had in a hotel. Fresh hot which is usually not the case in a lot of hotels but the swan is hot fresh and excellent.
Great location in centre of Harleston with shops and eateries close by. The Swan is a characterful, traditional English hotel dating from the 1500s and will be loved by people who appreciate it for that. I felt welcomed throughout my two day stay by the proprietor and staff who were warm, friendly and helpful. My room was clean and bed so comfortable I slept very well. A live band played in the beer garden on the Sunday afternoon adding to a great atmosphere in the sunshine.
There was nothing to dislike. While some have said it needs updating, any refurbishing would need to be done carefully to maintain the character and charm of the hotel.

The showers in all 3 rooms were ice cold and in the twim the bathroom stank of mold and mildew

I stayed here for a friend's wedding so didn't visit the local area. It was a beautiful old building with lots of charm. Room was a little tired but clean and the bed was comfy. Staff were really helpful and friendly, and price included breakfast - full English, which was delicious. It was a perfect for what I needed.
The sat nav takes you to the front of the hotel and it's a one-way system so it took me quite some time and asking locals for directions to make it to the car park. I noticed that the car park sat nav postcode was on the greeting board, but would have been helpful to have this when I booked. Big car park with plenty of space once you find it!

Had to boil the kettle five times; first boil produced a mucus‑like residue, and I later found an insect in one of the cups. Staff were apologetic but management absent. For £89, the room standard was poor; though breakfast was good quality.
