OK stay with potential for improvement
Pros:

It was quiet, friendly staff and close to Oulton Broad and not far to drive to the nearby beaches

Cons:

The pot-holed narrow dirt road to the property. No food available on site. Mattress ok but could be better. The toilet seat wouldn't stay up and the cleaner was already aware of this and said it had been reported. No seating around gardens as shown in advert pictures.

Very enjoyable staff very helpful

The room was lovely and the the ground is stunning very close to town 😁

The road going to the property part is unmade and very bumpy

Great stay
Pros:

Stay was comfortable with quiet peaceful location and close to the broads

Cons:

The property could have one more bath facility especially when you have friends and family of more than 8people stay together
If the travel plan delays for an hour check out time could have been allowed free of cost as we took just 50mts extra
Breakfast would be great to start

Did the job for one night

Rooms were dated and one had musty damp smell.

Nice location, room was clean and spacious.
Pros:

The location is very nice and the room was large, clean and spacious. The grounds in which the hotel is set are very picturesque so very relaxing when walking around the grounds. The car park is very close to reception so check in was easy and straight forward.

Our room was very welcoming and had tea/coffee making facilities, which is always a plus.

Cons:

There were no plug sockets available near the bed, only ones behind the bed which the lamps were plugged into. If you wanted to charge your phone you had to use the socket where the kettle was or behind the TV.

Breakfast was included but is only a continental option. Not a big issue just worth knowing when booking so you know what you are getting for your money.

We had expected more and due to its isolated location it needed a restaurant
Pros:

We have stayed here before and unfortunately it is not as busy as it used to be and the restaurant was closed

Pleasant stay upon nature reserve
Pros:

Fantastically located to the rear of the marshes nature reserve, Lady on reception superbly friendly and knowledgeable, Large outdoor seated area as well as indoor bar area and dining, quiet comfortable room.

Cons:

cannot think of anything to dislike.
