Excellent stay in Kyoto. The hotel is spotless. The staff are wonderful and helped with subway information etc. The room was perfect for our family of 4 (2A and 2C 8yrs and 12yrs). We had 2 double beds plus 2 futons. Bathroom is huge with the deep bath and separate shower. The toilet is also separate. The free drinks and crackers in reception are a lovely treat - coffee, tea, juice, beer, wine, sake and iced water. 711 is a couple of doors down, great ramen across the street and the best donut shop across the street as well. The subway station is also across the street - one stop to Kyoto main station and a couple of stops in the other direction for downtown/CBD area. Highly recommend.
This was by far the priciest hotel we stayed at during our 3 week trip to Japan so we had really high expectations with this being our 4th location. unfortunately, it was the most disappointing. The building looked nice from the outside, it’s on a main road. But somehow it felt like it was in the middle of nowhere as the immediate surroundings are not very buzzy. In reality, you’re only 10-15 min walk from more interesting parts of Kyoto - cafes and restaurants, shops are a bit further as well as the old town. The entrance is impressive with a huge reception area and the staff are very welcoming. The rooms are clean and the beds are comfortable, you get lovely face products too.
The lounge area was usually empty and the wooden chairs made it feel more like a cafe or casual lunch place. Only two small (not very comfy) sofas and a shop. There’s no bar but you can self-serve decent coffee, tea, juice as well as bottled beer, wine and sake. There is nothing else interesting about the place just a spa at the back which you don’t see if you don’t book a treatment, and the restaurants are in the basement so you don’t see them unless you book. The whole place had no vibe, felt a bit cold, like everyone is just in transit through the lobby. We had one large room for 4 people which looked like a dorm - with 2 beds on the floor there is not much space to sit or move around. Also we had to ask for one of the largest wardrobes to be unlocked because the space is reserved for futons only. The bathroom is beautiful and large but oddly the double basin was placed outside, in the main room. There are only 2 clothes hooks.
My 17-year old son said it’s a lovely hotel but it like it was designed by someone who never designed a hotel before.

Hotel located next to Gojo station (<2 min walking) and ~10 min walking distance to Kyoto station, as well as < min walking to 2 bus stations. Being rainy season, this was a huge plus. The lounge had unlimited beverages (including tea, coffee, beer, wine, and sake) and Japanese crackers, which was a nice bonus when returning from a day of sight-seeing. < 5 min walking distance to many Japansese-style breakfast fast-food style restaurants, such as Sukiya and Yoshinoya, which open at 4am, as well as conbini which are open 24/7, such as 7-11 and Lawson's, which is again good for tourists who want an early head start to beat the crowds (most standard restaurants don't open until 10am. The hotel's own breakfast buffet opens at 7am, which is sufficient for most, but it's nice to have quicker and cheaper alternatives for breakfast. The hotel itself is very clean and modern appearing, the staff speak English, and are very helpful and accommodating. E.g., the hotel rooms do not contain food-grade fridges (only beverage beverages), and we have injectable medicine that needs to be kept cold. My wife, using English, was able to request to keep our ice packs frozen in their hotel freezer, and we would ask to swap ice packs daily for a fresh frozen one. We never had to explain the situation to a new person at the front desk, as they appeared to have a sign out system. That's a sign of great coordination and attention to detail for their guests.
Minor quibble, but the rooms use physical keys, rather than card keys, so we only received 1 key per room. However, the key was also require to turn on the power to the room, leaving it in a slot near the door. When one of us had to leave the room, we couldn't take the key with us, otherwise the power would go out, so they'd always have to knock or hit the doorbell.
We traveled with 3 kids, who stayed in their own room. The rooms were not large enough to accommodate 5. While the hotel were able to place us in adjacent rooms without a problem, the 1 key per room was inconvenient, since we, as parents, were not able to have a copy of a key to go in and out to take care of the kids, and had to rely on knocking/doorbell, which wasn't always the best when trying to get the kids ready early each morning. Would have also been nice to have a door connecting the 2 rooms, but since the hotel is actually an old dormitory, I can understand that limitation.

Facilities, services and location. Very convenient location, at cross street of Higashi Hongan-ji. One stop away from Kyoto Station. Beautiful and spacious suite with outdoor bath. Staff were very responsive, made a few dinner reservations for us as per our request.

This was our second time staying here and it was just as great as the first! The rooms are super clean and comfortable, the staff is friendly and helpful, offering great recommendations. The hotel's location is perfect, a walk away from Kyoto station and only a couple minutes away from Gojō station. The area is quiet and peaceful, yet close to the main touristic areas.

彼の誕生日で利用させていただきました。ケーキを予約する予定で進めていただいていたのですがこちらの都合で外食することになりケーキの件は無くなったのですがチェックアウトの際、ご好意で彼にメッセージカードと焼き菓子のプレゼントを頂きスタッフの方も彼の誕生日を祝う言葉をくださって何より施設内も綺麗で凄く快適に過ごすことができました。また機会があれば利用させて頂きたい素敵なホテルでした。
The breakfast was excellent. I also loved how many thoughtful touches they included, like giving yukata robes and slippers in my daughters' sizes. The complimentary self-serve bar downstairs was also such a nice touch. I also LOVED my massage experience at the spa. I also loved the little vestibule area outside the room which was great for keeping our shoes and stroller. Another great touch was being able to watch the kintsugi artists in the lounge area.
The beds were a little on the hard side, but I understand that that's just by my Western standards, so wasn't a huge issue. I also wish some of the cultural classes (origami etc) happened more often -- we weren't able to fit it into our schedule but would have loved to try one if we could have.
