Location and staff
Could be cleaner. Bathroom was left with some hairs and dust on shelves
The location is superb for my interests. The room was clean, and was properly cleaned every day. The reception desk was pleasant and helpful.
The room is very small, for the price I expected a more comfortable room. I was also disappointed that the hotel has no gym, something that I sorely need due to a troubled knee.

The breakfast was amazing with a great selection of western and Japanese food and drink. Staff were friendly and helpful throughout our stay. The whole hotel was extremely clean and our room was made up daily. Our family enjoyed the Japanese toilet. Wifi in the room did everything we needed. The location was perfect just across the bridge from Sanjo Station and walkable to many of the historic sights. There were lots of restaurants and shops in the area. We would absolutely stay here again, though it was in the top end of the budget.
Breakfast got very busy. The hotel was at the top end of our budget. The elevators got very busy especially around breakfast time and there were no stairs (except for an emergency exit).

The hotel's location was undoubtedly its biggest advantage. Situated right in the heart of Kyoto, it was extremely convenient for exploring the city, with easy access to restaurants, shopping areas, public transport and popular attractions. The central location made getting around Kyoto very easy and enjoyable.
The room was considerably smaller than we had expected, making it feel quite cramped, especially with luggage.
More disappointingly, the bedding had visible stains when we first entered the room, and we had to request that it be replaced. This was not the standard of cleanliness we expected and certainly wasn't a great first impression.
The laundry room was also extremely small and congested, making it inconvenient to use, particularly when other guests were waiting.
