Outside need urgent repairs and remodeling. Inside is really aging. The location is far from everything and very confusing for taxis

Staff were very friendly, breakfast was really good, snacks throughout day was a very nice amenity, pool was very good and came with pool floats
Gaps between windows and walls meant I kept getting bitten during the night, a mosquito net would be a nice addition.
Room had small decorative bowls and a bird bath type decoration which may of attracted mosquitos more, but you can drain the water
Jacuzzi was nice but some of the options were very loud or did not work very well

It is a wooden building. It has wear and tear that needs to be upkeep. Otherwise it is great.

The hotel is beautiful and traditional Lana style. The room is large and the spa bath a real luxury. This.the main draw of this place. The pool was empty apart from us during our stay and was a pleasant place to relax, as it is a quiet residential neighbourhood. There were many staff on hand if required. All were very polite, kind and helpful.
The location was good for a peaceful relax, a few cafes and corner shops nearby. View of the mountain was lovely and the plants outside added great screening. The bed was comfy and the room was beautiful. Huge TV
I was happy with my breakfast choices, a variety of eggs cooked to order, fruits, yoghurt, toast, or various asian style options. My husband would have liked more western veggie options like mushrooms or baked beans.
Like others have said, the hotel is looking a bit tired and there is quite a lot of upkeep.
The hot tub has some wear and tear and is possibly due an upgrade ( lights did not work, looks old). It was clean as possible but the out door tubs are exposed to the emements and nature. This means leaf litter, moss, etc. You should probably expect that in an outdoor tub. Personally. I don't think it is a big deal when you get the luxury of a private outdoor hot tub but we visited in quiet season so the rate was very reasonable.
Lots of panelling in the bathroom had seen better days (again an outdoor space so hard to maintain). The aircon was effective but super loud even on sleep mode.
The room is incredible. Free snacks were great. Pool was awesome. Staff friendly. Probably the best hotel I've ever stayed in
The spa, the comfy bed, NETFLIX access, proximity to the city area.
The room & hotel have traditional, hand-crafted furnishings, which gave a very authentic & Thai feel, which perfectly matched the local Chiang Mai environment, as a more regional town, rather than a big city.
The staff were helpful & friendly.

No couch to sit on in the room, which we missed, especially for watching movies.
