I don’t normally leave negative reviews, but I was genuinely disappointed by the hygiene and maintenance standards at Kai Hotel.
During our stay we found visible mould/biofilm inside the drink dispenser nozzle. After reporting it, the staff cleaned it, but this should never have been left for guests to discover in the first place.
On the day we checked out, I also noticed the coffee machine was open while it was being refilled, and it appeared to have heavy build-up inside.
The swimming pool was another disappointment. I was at the pool almost every morning around 7:15 am and never once saw it being vacuumed. The staff would add chemicals and skim the surface with a net, but there was always dirt and debris floating in the water, as well as a noticeable amount of debris on the bottom.
Another issue was the noise. Many nights there was significant noise from younger guests late into the night and again early in the morning, waking us up several times during our stay.
There were also several maintenance issues, including rust around bathroom fittings, moisture damage and poor finishing in the bathroom.
I cannot say that the hygiene issues caused the stomach problems I experienced during my stay, but they certainly did not inspire confidence in the hotel’s cleanliness.
The location is good and the staff were friendly, but hygiene, maintenance and basic guest comfort should be a priority. Unfortunately, based on my experience, I cannot recommend Kai Hotel until these issues are properly addressed

What I liked about the accommodation was that the room was nice, it just didn’t have very good lighting. Everything else was very good, and the balcony had a beautiful view.
The receptionist was a little unfriendly, and the breakfast was mostly suited for older people, as it did not include basic snacks for children.

The hotel itself very old from inside and the room was a bit damaged (the hotel needs renovation)
The staff were friendly and helpful. A beautiful location and the.hotel is exceptional value for money. A good variety of food at breakfast time.

Our pillow and bedsheets were smelling like sweat smelling , even on my pillow was the black line of mascara , we had coffee machine but we didn’t have even 1 small pack of coffee which is so regular even in all small hotel or hotels apartment to have it .
Currently in one of the Kai Building Suite rooms with private pool and sea view, it is lovely but down side is little brown ants everywhere, I see them sometimes in clusters or just a few, or one or two at a time Im hoping they are not harmful but it is annoying, and saw a massive cockroach outside the room last night! Luckily I am checking out tommorrow 12pm! Upgraded from a room in the old building for the last 2 nights because wasn't keen on the view, funnily enough did not see one insect, wondering if I should have stayed there! Other than that no major complaints and cant fault the staff, they are very helpful, informative and friendly. Definantly read all reviews before you make your decision and book which I had done so I knew what to expect. Nissi Avenue only a short walk away with lots of restaurants and shops, not far to walk to the Marina and Ayia Napa square only about 10-15 min walk, Im a walker so love going everywhere on foot if I can! However, there is a bus stop outside hotel to visit other areas. Breakfast and dinner is ok but didnt eat there every night, however if you want a half decent beachfront hotel with access to all local amenities and reasonable food then Pierre Anne might be a good choice for you.
