Good modern hotel in great location right next to Shinjuku station

Convenient location, great accommodation and service
Pros:

Spotlessly clean and comfortable with some really luxurious touches. Breakfast choice was excellent and the evening restaurant hotpot was so good we had it twice!

Cons:

The only slight issue was the air conditioning was down for several hours but was back on for night time when we needed it most

Mixed Feelings
Pros:

1. The Nespresso machine in the lobby is great, though it's not operated around the clock. In particular, the drip bag coffee (Hotel's own label) available in room is bland.
2. Helpful staff. Due to malfunction smart TV in my room, I rang the front desk up to check out availability of washing machine. Learned that 6/F was good. Thanks!
3. Good location.
4. The Hotel is alight in spite of hiccups.

Cons:

1. The Hotel information page of the smart TV in my room didn't work. Rang the front desk up. Appreciate a staff came to my room to check. In spite of her effort, the problem was not fixed. She stated that they would fix it on my 2nd day of stay. But nothing happened. The problem remained.
2. A lot of room for improvement in cleanliness in public places, including 6/F, 10/F and 14/F laundry/microwave/ice dispenser rooms. Messy! For instance, dirt inside washing machine, coffee inside the microwave of 14/F, water in front of 10/F microwave, garbage inside the vase in the 14/F lift lobby.
3. Hotel isn't just about staff and facilities. Guests also count. I came across the worst experience in public places in hotels in Japan. Besides cleanliness, guests with luggage tried to rush in the lift (1/F lobby. ie G/F in some other places) before we got off. There're other experiences too.
4. Fully understand why there're complaints against over-tourism in Japan. Be a responsible visitor in Japan please!

Pros:

Cons:

bathroom is a bit dark, however top floor room was the biggest compared to the bottom ones.

The room we are in was roomie clean. The beds were soft and very comfortable along with the pillows. The shower bathroom
Pros:

Location close to trains, buses taxis

Cons:

I like the SECURITY you can’t use the elevator unless you have your key card nobody unauthorized is ever in your hotel. The people running the hotel are excellent very helpful with smiles.
