Good location.
Very poor apartment layout for 3 guests: the single bathroom was located in the bedroom, making it impossible for the third person to use without affecting those in the bedroom. Also the separation between the bedroom and living room area was only a curtain.
We had no housekeeping service throughout our stay (bathroom amenities were empty when we came and were not refilled).

No parking on site. They advertise parking space, but there is none on site. The staff at the front desk mentioned that this business has no parking spot available. We had to park in a commercial parking and walk we all our stuff to the building. I had to provide a photo of my driving licence, a selfie, and download an app. Only one glass of wine. Communication seems to be AI generated. Overall, that was the worse experience especially as I picked this place based on parking availability.

Location for our trip was convenient and the communication between myself and the staff was good
Bathroom shower handle was broken, limited towels, no coffee pods for the nespresso…all minor things. Also the mini split AC unit was right over the dining area so it was difficult to make use of that space

The location was convenient for my work
Every service, including the door key, was 'online' or through 'App'. There was no one to help or guide at the property. The Door Key on the App needed reloading all the time and would not work even after multiple tapping on the sensor.
The support staff sounded indifferent. While checking out, I was locked out and putting the Parking FOB inside was such a hassle.

These are basically apartments, but the check-in process was extremely frustrating and complicated.
I tried contacting the owner multiple times, but the responses were very slow. You cannot enter the room unless you download a special smart-key app, then enter several numbers and passwords. It was very inconvenient, especially because all the instructions were sent only shortly before arrival. So we had to do everything while standing downstairs in front of the building with our luggage.
The digital key did not work at first. After several attempts and contacting the owner again, he changed our room. When the second key finally worked, he told me I still had to wait around two hours for the key to activate because official check-in time was 4 PM, even though the room was already ready and everything was fine.
I explained that I had large luggage with me, but the owner simply apologized and said there was nothing he could do because “those are the rules.” As a result, I had to drag my luggage to a nearby café and wait there until the key became active.
One important note: there is a reception desk downstairs, but it belongs to another hotel. Do not try to ask them for help to avoid embarrassment, because they will not assist you since your booking is with a different owner who does not actually have a reception desk, and whose responses are usually very delayed.
O custo beneficio foi pessimo. Custou muito caro para o que oferece. Nenhum serviço somente a limpeza do quarto.

Phone app for key entry: could only successfully download 1 key and took multiple attempts each time to get the door to open. Could not reserve a parking at hotel so had to go to Arbora. Shower head needs some repair . No tray to make ice.
