Quirky and interesting hotel with fabulous breakfast. Rooms very interesting and different to a standard hotel. Location is quiet and out of the main attractions which was part of its charm.

The rooms re as per picture, super cool and unique.
Lo stile artistico e urban, le camere artistiche, il personale gentile pronto ad aiutarti, il dj la sera che suonava live, le riviste e fanzine nello shop, colazione ok.
Le stanze, per quanto belle, non sono proprio tutte comode e funzionali e fatte con materiali totalmente pulibili.

The staff were friendly and helpful. Clean room, comfy bed. Located in a quiet area. Good breakfast.
On the night I stayed there the bar hosted a bachelor party and it was very noisy. I think this is very disrespectful for the hotel guests who paid to stay there and basically couldn't enjoyed the bar that night. I am not sure how frequent this happens, but it's definitely a bad policy. The staff could barely hear me at check-in with all that noise and the music.

I enjoyed my stay overall and would happily recommend the hotel for several reasons.
The location was a real highlight. It’s situated in a quieter part of Tokyo, which provided a welcome respite from the energy and crowds of areas such as Shibuya, Harajuku and Shinjuku. After a day of exploring the city, it was nice to return somewhere that felt calmer and more relaxed.
I also appreciated the hotel’s commitment to supporting artists. During my stay, an artist was actively painting murals on site, and it was great to see a hotel creating opportunities for creative work rather than simply displaying finished pieces. It added character and made the experience feel more unique.
The room itself was clean, comfortable and well maintained.
My main criticism relates to some of the hotel’s policies and the way they were communicated. A lost key card incurs a 3,000 yen replacement fee, which felt excessive for what appeared to be a standard plastic room key. While I understand the need to discourage lost keys, the charge seemed disproportionate.
I was also charged 2,000 yen after checking out approximately 30 minutes late. While I accept that late checkout fees may apply, what disappointed me was that this wasn’t clearly communicated when the hotel contacted us regarding checkout. Had the fee been explained upfront, I could have made an informed decision rather than rushing unnecessarily and then discovering the charge on the final bill.
This contrasted with the excellent service we received at check-in. James, in particular, was warm, friendly and genuinely welcoming, setting a great tone for the stay. Unfortunately, the checkout experience felt far more transactional and lacked the same level of hospitality.

The hotel is located in a quiet (almost dead) city area of Tokyo: no traffic, no people on streets, silence surrounding you for 24 hours. Room planning is not so good and some useful space is wasted for nothing. If someone wants a cleaning, it should be specially applied before 10 AM, otherwise, you will find your room as you leave it. Breakfast portions are small (even delicious).
