The hotel itself was beautiful, and we really enjoyed both breakfast and dinner there. Unfortunately, the service and room experience did not live up to the property.
The front desk staff was friendly, but they provided very little information about the hotel or its amenities. We were not told about the happy hour or the morning coffee bar, both of which would have been nice to know about during our stay.
The gym was a positive- it was clean and well equipped. View of the pool and in the newer part of the hotel.
The valet service was particularly disappointing. No one offered to help with our bags or provided a luggage cart. We also found the pool service lacking. Staff stood at the entrance to welcome guests, but otherwise seemed largely absent. No one circulated to take drink orders, collect towels, or tidy the pool area. At one point, an umbrella blew over from the wind, and it was only after the guest picked it up and began cleaning the area themselves that a staff member came over to “help.” The people working the bar seemed busy and likely could have used the help of the others just standing around.
The room was also underwhelming, especially considering we had been upgraded due to status. The carpet was visibly dirty, and the room had only a refrigerator and no coffee maker. There was also very limited surface space, so we ended up using the second bed to hold our belongings. For a room that sleeps 4, one luggage rack and no counter space isn’t ideal.
Overall, this was a disappointing and underwhelming experience, particularly for a property participating in the Chase Edit program. While the hotel itself is beautiful and the food did not disappoint, the service, room, and overall attention to detail fell well short of expectations. Unfortunately, we would not recommend the hotel and would not stay here again.
Upon checking into my room, I found that the toilet paper holder was broken off the wall. In addition,the air conditioning unit did not function properly, constantly turning on and off, making it difficult to keep the room comfortable.
One of the biggest issues was the excessive noise. Wedding music continued late into the night, making it nearly impossible to get a good nights sleep. I chose your hotel expecting a relaxing stay, but the noise significantly affected my experience did.
Another major reason I booked your hotel was to enjoy the swimming pool. However I was extremely disappointed to discover that nearly all lounge chairs were reserved. By approximately 9:00am,there were no chairs where guest could sit or relax. I believe hotel guest should have a fair opportunity to use the pool facilities without having to compete for seating that has effectively been reserved for hours.
Overall, the combination of the room maintenance issues, the malfunctioning air conditioning unit,the excessive night time noise and the lack of access to the pool amenities resulted in a very disappointing stay.
I hope you will review these concerns and consider the appropriate compensation for the inconvenience and disappointment I experienced. I also hope steps will be taken to address these issues so that future guests do not have a similar.
I also would like you to know that when making my reservation I requested a room next to my daughter and she was placed with my grandchildren on a different floor.
Everytime I went to complain I was told to speak to a manager {who was never available}. There was a time no one was at the front desk. No one has ever addressed my concerns
Great location, staff and amenities are nice, bonus is the outdoor pool! The coffee shop in the hotel was great and the overall vibe is very luxury.
I know it’s not the properties fault but we had a ton of kids and loud people on our floor. Kids were running and screaming through the hallways. They did send someone to check on it but it had stopped by the time they got there. I also didn’t appreciate the pool staff having “reserved” seats and telling us we couldn’t sit somewhere when we paid over 1K to stay there. I should be able to sit where I want. The pool bar is also highly overpriced.
Location was exactly what we were looking for. The pool and spa were nice. The pool bar was very accommodating and the wait staff very attentive to customers. The room was well appointed, comfortable bed and clean areas.
I understand due to location parking cost but would be nice if there was lower cost or discount for parking if you were staying there as the self park lot was open to the public so couldn't guarantee parking spot ideal for car. Long line to check in.

Rooms are nice if you get more than the basic essential room. Otherwise they can be quite small. The rooms have a small fridge and you can ask for a Nespresso machine. There is also a nice coffee bar open in the mornings.
For breakfast though, go across the street to Homegrown instead of the restaurant at the hotel. The food is better, has more options, and has quicker service.
If coming with kids to swim, book during the week. On the weekends, it is more like a Vegas pool. Either way, get a pool lounger early in the day as they get full fairly quickly even on weekdays.
I spent four days here with my young adult daughters. The hotel is old fashioned and very beautiful. It is located in a great historic neighborhood that rivals the Old Market with many bars, coffee houses, and restaurants nearby. We hosted a cocktail party in the Cottonwood Room for my family members who live in Omaha; the facility and the service were excellent. Overall, I would recommend this hotel to anybody staying a few days in Omaha. The one exception is the pool. They sell "day passes" to visitors not staying at the Cottonwood, and it seems they are the priority. Nearly all the chairs were "reserved" all day for day-pass purchasers. Hotel guests can't bill drinks to their rooms--I assume because so many pool guests aren't staying there at all. And the hotel must oversell the passes because the pool was completely overrun by people almost the entire time I was there. I can't imagine anybody (whether hotel guests or day pass purchasers) had a good time in a pool as packed as Times Square. This is a strange way to treat guests paying $400-$500 per night for a hotelroom in Omaha.
Beautiful Historic Hotel!! I wanted it to be perfect and it was with a few exceptions. I spoke to the manager about never getting our food at the main restaurant with an overwhelmed and understaffed waiter. Also the little refrigerator in our room didn't work well because the back of it was frozen over with thick ice. She was very accommodating and nice. Pool area was beautiful. The water could have been clearer. Front entrance area needed to be monitored for cleanliness as it is a very high traffic area. Most of the valets were great. The hotel was very busy, still the staff was very nice. Loved the decor of our room and the wonderful bed and pillows.
It doesn't look like much when you pull up, but as soon as you go inside you realize what a nice place it really is. Our room was just gorgeous! We had a suite with all of the extras, and the bathroom was just lovely. We were there on the 4th of July and with so many windows we were able to watch fireworks for almost 2 hours in any direction. We loved that. The pool was beautiful and we had the nicest dinner in one of the restaurants. The only negative is Omaha streets are all torn up and we really couldn't leave the hotel, so plan to stay in. My only complaint is that the bed wasn't very comfortable and that is kind of important.

The lightbulbs in our bathroom were burned out and the door handle going into the bathroom was loose. They fixed the lightbulbs right away.

home! Allie the front desk manager is the sweetest she always welcomes us back with the kindest smile and makes us feel so at home! Ashley at the coffee shop is the best! She always remembers our order and helps my Mom & me! We adore her! Lance in New Orleans restaurant always has a cheerful smile and always so accommodating! He is the best! Rebecca Director of Rooms made our stay because my Mom always looks forward to having her breakfast on our balcony patio and enjoys reading out there. Recently the hotel removed the balcony table and chairs which my Mom enjoyed so much and so Allie and Rebecca brought up some chairs for us! It meant so much to us! Kerry at the front desk is so kindhearted and helped our friends who were traveling to meet us for my birthday from Texas. She made their stay so enjoyable by helping me upgrade their room and have items waiting for them! John at the pool is so adorable and helpful! My Mom uses a walker & cane and John helped her around the pool and order food and made our time so special! Mia in housekeeping is so sweet and does a wonderful job! Kyle & Tai in the New Orleans restaurant are so polite and helpful! Ryan, Neeraj, Stevie and both Ashley’s at the front desk deliver amazing customer service!
Rylan & Deegan were so thoughtful and helped us with a bad uber driver which I will always remember! Easton, Elena & Ava all gave us wonderful valet and bell service! We appreciate each and every one of these wonderful people who made my Mom’s and I’s stay so wonderful!!! They all hold a very special place in our hearts!!! We love the atmosphere of this hotel and how each of the staff make it so special! Thank you!!!

I have stayed at Kimpton's before and have been very impressed. Going off a recommendation I stayed here at this location. I was blown away when walking in by the charm and class. Very lively hotel with professionals passing through. Nice lobby and New Orleans theme through out the hotel. Love it!
