Stairs up tp rooms are a bit difficult for older people
Friendly and helpful owner, comfy bed, kettle, tea and biscuits provided, good mirrors and windows you can open. The staff in the bar are lovely and the prices of drinks were significantly lower than other bars in the area.
The shower was very slippy and there were no handrails or shower mat so it felt a bit unsafe. Lighting was very poor at night, with one low wattage pendant light. No parking at the property was an issue but luckily we found an overnight space nearby.

The room itself was very nice, clean, and comfy bed, lots of fresh towels biscuits etc daily,
However few things need addressing, access is via a steep narrow staircase, i dont think this was mentioned, any problems with hips knees would be very difficult.
Our room had a big bright bathroom with new suite but floor badly needed covering, less bling in bedroom and more attention needed although well intentioned.
Location is above the bar and a busy roundabout so was noisy but although didnt bother us, others would find it intrusive, so apart from these things the owners are trying to renovate but attention to details like sweeping balcony and getting rid of cigarette butts is so important

Patio door was hard to lock, no air conditioning, shower thermostate was not wotking properly & parking was poor in the area.

Location and near a lovely park and river with a stunning cafe - Was allowed in early and that was nice...Staff very helpful.
Keyfob was a bit fiddly but soon sorted...Parking fiddly but ok.
The room was excellent, nice layout, adequate bathroom.Some cosmetic faults but nothing that impacted my stay. Fan available as the room was very warm. Great place for a 1 night stopover. It is located by a couple of bars so was lively with people outside. Peace and quiet it is not but for me by the time I settled down at midnight it was quiet. Highly recommend the 142 Cafe for breakfast, gorgeous back garden with loads of space.
The room faces a main road roundabout so very noisy road traffic, thankfully I travel with earplugs, so it didn't impact my sleep.
I was allocated RM 7 and when trying to use the code it wouldn't work, thankfully the staff in the bar helped me and confirmed I had been given the wrong code. The 24hr telephone support took a little while longer to respond but when she did, it highlighted I was in the wrong room should have been RM 8 but booking.com clearly stated RM 7 so if your code doesn't work may be a room allocation admin fault. The room was an upgrade so I was very happy with the admin error lol not so if they had enforced me to move. Overall a great stay and I will stay here again.

Modern, beautifully decorated.
Provided a fan which was just right.
Compact but fine for my overnight stay.
The pub a few doors down was handy.
Bed was very comfortable.
Shower strong, easy to use and water temperature find.
A nice walk round the area. With cafes bars.
Easy 5 minute walk to and from the train srstion Oulton Broad North.
Very happy. A few more tea bags and milk sachets would have been handy, but I guess I could have asked at the pub for somd.
