Overall quite good, but first impressions are important.
Pros:

The location was very wonderful. Spacious for the price. Clean bathroom, shower, bedding, etc. Everything inside the unit functioned well.

Cons:

Two notable complaints: 1) the listing/photos should inform a prospective guest that this unit is directly above a bar that plays loud music quite late.
2) The check-in process was NOT smooth. Our phone had limited signal, so we struggled with uploading ID and completing the check-in online. We messaged and thankfully got a response… But the whole time, we were locked out of the front door of the building, in the hot heat, and in a cloud of cigarette smoke from the bar patrons. Frustrating. The message contained a link to a very large PDF file with the information we needed to access the unit. Because the street in front of the unit is surrounded by tall buildings, we didn’t have signal to download the PDF. The message itself should have contained the info we needed. Took a long time suffering in the heat, but we eventually gave up and messaged for the info that they should have provided in the first place.

Excellent location, support from staff might be hit or miss. This is not a hotel but more like AirBn
Pros:

Location was fantastic. Very central and close to the Shibuya station yet the property was in a quiet alley and we were not disturbed during the night. The washer was modern and the shower/tub room was clean and functional.

Cons:

I contaced the staff using Line and Whataspp and they were only responsive on Whatsapp for 1 day when I reported the clothes dryer wasn't working properly. Successive minor requests like more bath towels were ignored.

Pros:

Location was good

Cons:

This is not a hotel
The procedure to get into the unstaffed building is a nightmare and the communication is beyond bad.
Stupid rules written everywhere
Dirty, unsafe lift and stair access
The only response you will get is a rude one and booking.com did not back us up. I’ve read similar complaints about this place now
The advertised price is then subject to a “tax and service charge”
The whole set up is a scam
Avoid completely
After using booking.com at least 3/4 times a year for many many years this whole experience has now put me off and I will use any other service

Amazing location in Shibuya
Pros:

Very convenient walk to all the activities in Shibuya and many cool bars and restaurants around the condo. Along with lots of Westerners staying in this area. Plus a Lawson and 7/11 less than 5 minutes walk.

Cons:

Not fancy accommodation, simply a place to sleep, shower and relax after a long day and night.

A perfect oasis in the scrambleyness of shibuya!
