Could have been better!
Pros:

Clean and tidy and well located. Bed was comfy. Late checkout was helpful. Drinks on arrival were a nice touch.

Cons:

No parking available on arrival, cost £11.20 to park in Waitrose and had to move the car. Breakfast not available or included (or not explained?) tried to use the ironing room and the iron didn’t work properly. The music/noise from the gym from 6am was intrusive and too loud. Not enough tea bags in the room for two and no biscuits. Carpet in room was stained.

Good but not 4 star.
Pros:

Staff and location, ten minutes walk to center.
Staff really good.

Cons:

Rooms very small. I would say definitely not 4* this is on par with a Premier Inn. The price we paid made it very good value.
