Enjoyable stay
Pros:

Secured suitcases and another 2 bags at hotel until checkin and also on checkout day. Room tidy with TV and small fridge. Seven Eleven convenience store about 50m way. I am celiac and didnt try the breakfast so can't comment. Friendly staff.
Quiet safe feeling in the neighbourhood.
Location was good for Monorail+JR Yamanote line from Haneda T3 to JR Nippori station. Close to Ueno and Tokyo City.
Good aircon for summer stay.

Cons:

Don't use JR Nippori South station exit which i did with a 22kg suitcase + laptop + camera bag as it has a lot of stairs. BIG effort when climbing but luckily for me another guy helped. Use East exit which is apparently has lifts.

とてもお部屋がキレイ！
シャワールームの隣がトイレだけどガラス張りで仕切られてるから気にすることなくシャワーできる。水圧も最高。カーテンも遮光だったので朝まで光入らず落ち着いて寝ることができました。
朝食バイキングは追加でチェックインの時につけたけど、おかずの種類、多さに、驚きでした。そして美味しい！
何もかも良くてまた泊まりたいと思えたホテルでした。

They don’t have baggage rack/stand in the room.
For me, it is essential.
I also wish they provide a shower cap either in every room or public bath.

Pros:

Seven minutes walk from nippori station that is kn yamamote line and keisei line which has an express train skyliner to narita airport. There is a drug store that opens till 11pm, and a very good yakiniku restaurant. This location is close to ueno, asakusa, nezu and yanaka, the more retro and old fashioned part of Tokyo. Ikebukuro shopping is just a few stops away there's no need to go to shibuya or shinjuku. Ginza is 25 minutes train ride away.

Love the man made onsen. There are 2 coin operated washing machines. No separate dryers.

There is free drinking water and ice on level 3. No bottled water. Breakfast is good but I remember it to be better.

Cons:

All front line staff are not Japanese and that's ok. Just that I find them rather mechanical and not natural in their hospitality. We also can't eat desserts or snacks in common areas like the lobby and seats on level 3. Too restrictive. There are no tea spoons and coffee in the room or common area. No toiletries in sachets. Rooms are quite small. Not enough space to put things or hang things in the bathroom.

The hotel annex has 5 rooms on each floor and there are like 12 storeys but only one lift. A few times I had to wait very long. The onsen is closed for cleaning at 9am which is way too early for guests since check out time is 11am.

Pros:

地點離車站非常近，很方便。日暮里站周遭屬於住宅區，不像上野站那麼熱鬧，我喜歡日暮里站的幽靜。飯店旁有7-11，附近有3間超市，也有藥妝店，飯店早餐有別於其他飯店制式化的形式，居然有炸豬排、炸天婦羅，自製豆腐，炸豬排很厚也好吃，味增湯也不錯，早餐CP值高。

Cons:

床墊不是獨立筒，所以另一個人動的時候，旁邊的人會被影響。

櫃檯服務人員親切，寢具舒適，空間可以攤平行李箱，淋浴間蓮蓬頭很不錯！洗完澡一身的疲倦都消失了，可惜這次生理期來沒辦法去大澡堂泡澡；地點距離車站也還好不會到太遠，還算方便

Proximité de la gare / des transports en communs de manière générale et des commerces. Accueil chaleureux. Bain de l’hôtel très propre et accessible facilement avec possibilité de laver son linge sur place grâce aux machines à laver mises à disposition
