It was clean and comfortable
The pool wasn’t open until 11am and considering that’s why I picked the hotel it was disappointing as we had to leave at 11am for our train to Florence.
Room and roof top jacuzzi

We checked in, there was someone in our room.
We were given another room.
A main issue when we went to check in - our room was in another building opposite the road and not part of the hotel shown in the pictures. We were led into a dark dingy entry opposite, walked past a bunch of large smelly bins in the entry, into an old derelict lift, to a level that had rooms from the same hotel. Nothing like the hotel photos on line.
Upon check out, we were asked to pay a city tax of 45eu, no problem but they would not accept cash. Had to go find an atm in a sweltering heat wave, would have been nice if they just accepted my card.
The sink in the bathroom was blocked.
Stuff was super friendly and helpful, restaurant next door is amazing, location incredible, super clean and great facilities for the price they offer

Before posting this review, I contacted hotel management directly and provided a detailed summary of the issues encountered during my stay. I chose to raise my concerns privately first, as I believe businesses should be given an opportunity to address complaints before they are made public. I requested a response within 14 days. I receive no response.
I booked Hotel 77 Rome for a two-night stay in a Junior Suite, paying approximately €745 (£644), and chose the property largely because it appeared to offer a premium experience, including access to a rooftop Jacuzzi. Unfortunately, the stay fell well below expectations for a hotel at this price point, both in terms of the accommodation itself and the way concerns were handled.
While no single issue completely ruined the stay on its own, there were so many small and medium sized problems that together created an experience that felt significantly below the standard advertised on Booking.com.
The Junior Suite itself was disappointing. The room appeared considerably smaller than suggested by the photographs used in the Booking.com listing. While professional photography inevitably presents rooms in their best light, and the SQM was listed, the difference between expectation and reality was noticeable. It was a completely different room to what was advertised. I raised this straight away with reception and asked if I had the correct room. They confirmed. When I said it seemed very small for a suite, this was shrugged off.
Cleanliness standards were also below what I would expect from a hotel charging these rates. We found another guest’s hair in the bathroom, along with visible dust and dirt in several areas of the room.
Maintenance throughout the suite appeared to have been neglected.
Nice feel as you walk into reception and we were met by a friendly and helpful member of staff. It was very late at night, so you wanted check in to be easy and smooth and it was. The room was small but fine. Loved the location - very central. We loved the Japanese restaurant in the evening with the views - we went up there each night for a drink and on the last night we ate there and the food was delicious. Some of the best Japanese we’ve had.
‘Spa’ facilities were awful. We walked in and walked out! The smell down there is of drains and there’s no changing area and it feels dirty . Also - loads of laundry bags hanging around everywhere in the corridors and lobby - they were taking up the lift space for a long time as they were being transported using the one and only lift. The breakfast was awful too. I don’t think we have ever had such a terrible breakfast I’m sorry to say! I had read on previous reviews that people thought breakfast wasn’t good, but you can’t believe people can get breakfast so wrong! We ate there the first morning, but then just had breakfast in the cafe opposite for the other 2 mornings. Finally, the bed was extremely hard and uncomfortable unfortunately - and I have a bad back.

Posizione ottima, staff cordiale,accogliente e gentile, la struttura molto carina, anche la camera con il mini bar ben rifornito , spa bellissima, anche la zona bar,hanno moltissimi servizi, come la colazione, il servizio in camera, la lavanderia,il ristorante giapponese che la prossima volta proverò sicuramente, il lounge bar al settimo piano...
Purtroppo per scendere nella spa ho avuto difficoltà perché non c'è l ascensore , e io sono invalida, cammino con la stampella. L'acqua nella spa era sporca,ma credo per colpa dei clienti che non fanno la doccia prima di entrare, il bagno turco non funzionava , e l.aria condizionata era troppo alta.

Lit en 140 trop petit.
Manque d'espace de rangement dans la chambre et la salle de bain. Un seul crochet pour suspendre ses serviettes.
Couloir commun surclimatisé.
Au final nous avons payé 900 euros pour trois nuits et avons trouvé cela trop cher car les nuits ne sont pas du tout reposantes.
