Pros:

The hotel is very well located, the rooms are large, with what you need but nothing more.

Cons:

If your room faces the street/the bridge, it's extremely noisy.
The staff are neither unpleasant nor helpful. For a 5-star hotel, there is a rating error. By European standards, it would be high-end 3-star hotel, but certainly not a 5-star.

Мы, три сестры из Кишинёва, Молдова, отдыхали в Тбилиси в июле 2026 года. Очень довольны, что выбрали для проживания превосходный отель Theory Hotel. Расположение отеля великолепное, в центральной части города, многие достопримечательности в шаговой доступности, и при этом для проживания довольно тихое и спокойное место. Рядом много магазинов, кафе, ресторанов. Номера чистые, уютные, комфортные. Вкусные завтраки с богатым выбором на любой вкус и с ежедневно меняющимся разнообразием. В отеле замечательный ресторан, где можно пообедать и поужинать. В отеле прекрасный персонал. Очень приветливые, отзывчивые, любезные и вежливые сотрудники на ресепшн, готовые помочь по всем вопросам. Приятно, что разговаривают на русском и английском языках. Всем своим друзьям, планирующим поездку в Тбилиси, с удовольствием будем рекомендовать именно этот отель.

Great Theory
Pros:

Just a super boutique hotel with large clean rooms, very comfortable beds, great bathrooms, a/c throughout. Theory has a great restaurant with local style food and wine. The whole Hotel is extremely tastefully done.
I would definitely stay here again.

Cons:

I would like to suggest a change in the variety of hot food for breakfast as the same daily is monotonous and uninviting.
Would be great to be able to watch English speaking channel on TV.

Nice weakend getaway with my family
Pros:

Great location, clean room equipped with all necessary amenities. We were with 2 kids and our room was upgraded to a room with separate bedroom, really appreciated this. Friendly staff, especially David was very helpful.

If you decide to book this hotel, make sure to request a room facing the courtyard. Otherwise, if your room faces the ma

Before checking in, at around 1:00 a.m., I specifically asked the receptionist to give me a room facing the courtyard because I wanted a quiet room. My request was completely ignored.
If there were no courtyard-facing rooms available, the receptionist should have informed me honestly. I would have appreciated the transparency and simply chosen another hotel. Instead, I was given a room facing the main road, where I slept for only one hour and fifteen minutes because of the constant traffic noise.
This is not the level of service or comfort anyone expects from a four-star hotel.

Cons:

You are obligated to provide proper soundproofing. It is impossible to sleep in these rooms. From early morning, it feels as though you are sleeping right on the side of a busy road. If the room faces the main road, the windows should be replaced with proper soundproof windows. A comfortable night’s sleep is one of the most basic expectations of a four-star hotel.
