The lady that greeted me on arrival was very nice. Very polite showed me up to my room.
The layout of the room is different to what is depicted in the photographs. It would have been nice to lie in bed and actually be able to look out at the seat, but I just moved a chair into the window and I was able to sit comfortably with a cup of tea and look out on the beach and the sea. The room was clean, apart from one of the side tables being very dusty, but that was quickly resolved with a piece of tissue and all cleaned.
I noticed a lot of people in reviews were saying that the hotel was right on a main road, and yes it is. That is what happens when you book a seafront hotel. My own flat is on a main road anyway, so the minimal traffic noise didn't bother me in any way and I slept with the windows open all evening without any distractions.
There is a bus stop about 10-15 yards away from the hotel where you can get a local bus to take you into the town centre if you're not able to walk that far. Otherwise it is a 20 minute ish walk into the town centre which going along. The promenade is lovely
Near the sea

Very comfortable big bed, spacious room with separate little dining area. Clean, good-sized bathroom. Good location. Well maintained building.
Noise as located by busy seafront road.
It was in a good location. The room was clean and comfortable. It was reasonably priced. The staff that we met when we arrived were pleasant.
The bistro was shut which wasn't great, the room was 5 flights up and it was a bit of a warren to get to it. The fan in the room was broken and as it was hot we had to have it on, it felt like sleeping next to a helicopter.
Love the view, the position and the cozyness of the room
just be aware is a private bathroom but separate from the room, so you need to cross the hallway
The room was so pretty, it made me happy just to sit in it. Sitting on the bed looking at the sea was a treat. i went for a walk and found a lovely cafe with an art gallery in it, and a shop selling vinyl records (near HastingsWS). If you like collecting vinyl and memorabilia, you will absolutely love it.
The negative is it was a bit noisy because of single-glazing windows and on a reasonably busy road. Earplugs were provided, and the view and sea air was worth it.
The room was light, airy and spacious with a lovely view overlooking the sea. Conveniently located if you are visiting central St. Leonards-on-Sea.
There were no staff around and the bistro was closed. I mistakenly assumed that breakfast would be included, it wasn't (my bad), though could find nice cafe's within a short walk. The road noise at night could be intrusive, though we were provided with ear plugs by the proprietors.
Great Location
Toilet outside the room. Clean, private but not suitable for old people that gets up two to
three times a night to go to the bathroom.
Location was perfect for our needs.

Actually I didn't stay at the hotel, because the 'reception' refused to keep my luggage for 30 min. earlier. I left and felt down outside the hotel, hurt badly and was sent to hospital. The hotel entrance is dark and mess.
