Great location. Room was so modern, clean, simple, cool (small but that's normal in tokyo, book the premium room to allow for room to put 2 x suitcases. Stayed 5 x nights and would definitely come back. Western breakfast, cool beer bar underneath. In the coolest way, the hotel felt like a super cool co-working space. Location is great, easy walk with suitcases from train if coming from airport, easy walk and safe. even though in busy location, this hotel is off the main road so didn't hear any noise at all. Also...comfiest bed ever.

Cons:

Check size of room you book if you are a couple, to ensure you have space for suitcases. Our room was perfect size for 2 but we wouldn't have wanted to book smaller one.

The location is excellent — which, for me, is everything. And the beds are genuinely comfortableץ.
Pros:

Location was perfect. Breakfasts were excellent — we tried the full menu and everything was delicious. The room is simple but has everything you need; cleanliness is basic but gets the job done. What mattered most to us: location, location, location — plus a great breakfast and comfort. Nailed it.

Cons:

'd add another towel hook near the shower, and a bit more storage — a shelf or something to make the room feel less cramped. The breakfast coffee wasn't great, but these are minor things. Overall, the hotel is absolutely worth it for the location and comfort.
