The room had an odor upon entrance. There was not a lot of parking. They also charged $75 a night for pets

Sadly the restaurant was under remodel so did not get to enjoy that. Maybe next time…
The hotel is in an up and coming area which i think will be transformed by the influx of new residents by multiple large apartment complexes under construction. The rooms are British contemporary, very well designed. The arts district is a 5-10 minute walk, the Strat is almost walkable if you enjoy longer walks. You can also walk to Fremont St, I wouldn’t recommend doing that at night but it’s safe during the day just be aware it is a city. The restaurant was closed for renovations, it would have been nice if the hotel did something to make up for it like add a mini bar (it has the fridges ) or have a wine and cheese in the afternoon. The odd thing is the room has a cocktail shaker but nothing to shake, these should be removed. I asked and the hotel doesn’t have a liquor license, very strange. I had a hand written note at check in and my first name and status was on a board in the lobby. The staff is very personable and have good advice about the neighborhood. The doorman opens the door as soon as he sees you.
I dropped a star because of the restaurant, lack of bar and access to a cocktail in the hotel. I’ll come back and hopefully there will be more new buildings in the neighborhood and a restaurant and bar on site or more offerings next door. If you’re doing a longer trip to vegas I recommend a couple days at this hotel.
This is a perfectly nice place to stay if you don't want the big Strip hotel experience. The property is small and easy to access. The rooms are comfortable--not particularly luxurious but thoughtfully done, in excellent condition and well maintained. There is a nice pool and restaurant on the property. Parking, too. The location is convenient (walkable) to downtown and not too far from the Strip, etc. The Arts District, where the hotel is located, has a number of good restaurants (Esther!) and coffeehouses (Vesta!).
The real highlight of this property, other than its overall value, is the staff. They are universally friendly, welcoming, competent and responsive. Glad we stayed there and will definitely consider staying there again.

It’s a calm, clean hotel my room was beautiful they offer some coffee which I enjoyed they also gave money for my breakfast and lunch.
The best staff! You are greeted whenever you enter the hotel. I was there for five days in a work trip, and I never failed to get a “welcome back” at the end of the day. I do wish there was space in the bathroom to place toiletries. I also find it hard to believe that there have been no mishaps with that stool on wheels; maybe a mat under it would be a good idea. Rooms are kept very clean.
