Important information:

Our Hotel, at the heart of the buzzy center of Leamington Spa, are above the picturesque Terrace Restaurant and Bar on the ground floor of Victoria Colonnade. This means that our guests can enjoy all-day dining on site, from morning coffee and cakes, through to gourmet dinners and evening drinks. At weekends, the Terrace Bar is a popular venue for live music, mostly mellow acoustic sounds and jazz, so we like our guests to be aware that there may be some music audible from their rooms until just after midnight on Fridays and Saturdays, however this has not proved to be a problem. The open-air section of the restaurant on the terrace beside the river closes at midnight but the Terrace Bar continues serving drinks until 2am.
A deposit may be required at the property.

Very good. I would stay again.
Pros:

Good central location. Key pad access. Great bed. Good bathroom. Both rooms were a great size.

Cons:

The curtains didn’t close properly near the wardrobe. The chain lock inside the door was broken and impossible to use. As a solo traveller, I felt uneasy when going to bed

Nice place to stay
Pros:

Lovely room clean and tidy with easy access

Cons:

We had asked not to be too close to the noise but unfortunately we were on the first floor. But we knew beforehand that this could be the case.

Bar staff were lovely, manager not so lovely, brusque and the price changed

Cons:

Manager very brusque, could not understand what we were asking, and we felt uncomfortable that the code for entry to the main door was the same as our room.

I would stop there again .. but not at a weekend !
Pros:

Room and bed were comfortable. Ideal location for gig we were attending.

Cons:

We were not advised at or just after the time of booking that the restaurant which apparently is not connected to the room letter had a club downstairs until early morning. Our room was on the first floor - so only two floors above the room where the music was being played.

IT continued being played until 3am !!.. but although not very loud was still very audible from our room with a constant thud, thud, thud ! .... consequently we could not and did not go to sleep until after it had stopped.

Disappointing short stay in Leamington.
Pros:

The location is convenient and the size of the room was good. The bed was large and we had a comfortable night’s sleep.

Cons:

One of the towels was stained, dirty and unusable, spare quilts and pillows in the wardrobe were also stained and appeared to be unclean. The room was generally clean but there were a lot of cobwebs. The bedside lamp was not working and the handle on the bathroom door was broken. We stayed during a heatwave and the windows had been left closed, one fan was provided but it was insufficient. No drinking water provided. Water pressure on shower was poor.

Pretty miserable
Cons:

Huge noise due to drunk World Cup watchers trying to break in a 4.30 am lovely just what you want when trying to sleep at least the door held and they didn’t get in

Pros:

Great location, lovely rooms, lovely staff and the bar downstairs is excellent too.

Cons:
