It was not really what I thought it would be expected.
Pros:

Not sure what I think.

Cons:

The bed was so uncomfortable it was too hard, the shower is so small for someone with a different body stereotype and well the chairs is so hard I just got a real bad back pain from all that.

Nice, pleasant, very convenient for work and fun. I'd recommend staying
Pros:

The room were clean, tidy, and what I needed on a price that was much less than many others in the same area. The hotel was so close to many sites - Albert Park, Botanical Gardens, and where I was attending a conference. There was a tram station only a very short walk from the entrance to the hotel and a couple of convenience stores, an IGA, and bottle shops all within walking distance.

Cons:

Nothing really. It isn't an expensive hotel so don't expect the Ritz but it is neat, tidy, and comfortable. The only thing that I find an increasing trend that I didn't like was the very limited supplies of refreshments - I stayed for three nights but got only a few tea bags, a couple of coffee satchels, a very small milk.

Good value for money and met expectations
Pros:

The location was very convenient as we wanted to be close to The Alfred as we had a very early start the following day. We paid for a parking spot in the building basement. The room was clean and the beds comfortable

Cons:

There were no mugs to make a cup of tea or coffee - only 2 glass tumblers.

Cons:

Making the booking, having it confirmed, then getting a $75 uber to the hotel, only to have them call me 10 minutes later to say that there were actually no rooms. And given no option, as well as no clarity that I had not been charged. Next day, after paying for another hotel, and another uber, getting a confirmation email.
N3xt day, upon calling oaks, went to a virtual assistant, who kept me on hold for 10 minutes. I called again, and was cut off.
Then getting asked for feedback here, kind of funny really.

I have never given a 1 star review. But this experience was quite poor.

Drug hotel, DO NOT STAY HERE

Absolutely nothing

Cons:

There were people clearly doing drugs in the room connected to mine with a locked door - the smell was so thick and pungent that it made me sick. They were also throwing up very loudly also. I went downstairs and requested a refund within an hour of checking in as I didn’t feel safe and they refused. Booking.com also refused to refund. Do not recommend.

Overall, more work than it ought to have been.
Pros:

Convenient location, adequately helpful staff

Cons:

The AC was loud, 4 other alternate rooms had AC issues, some with the same issue, 2 didn’t work at all. Parking costs were not disclosed at the time of booking, an offer to fix the issue or offer an alternative room was not made, it was on mg request and insistence as it was essential it worked and did not buzz whilst working. There was one staff member who went above and beyond to check a couple of rooms.
