Nothing really. It was a bit basic with limited space but still such good value for money.
Lovely well equipped and clean rooms. A lovely cafe next door does a superb breakfast.
Unfortunately, our check-in experience was very disappointing. Check-in was from 4:00pm, but despite messaging the property that morning, we still had not received an access code by the time we arrived. We phoned the mobile number provided several times and eventually managed to get through at around 6:00pm.
We were then told that our booking should not have gone ahead because the property does not accept bookings at weekends. We were given the access code, but there was very little apology or acknowledgement of the inconvenience caused.
What was particularly disappointing was the lack of communication throughout the whole process. Nobody contacted us afterwards to check that we had managed to access the room or that everything was okay. We also had to pass the access code on to another couple who were trying to get in and had received no communication either.
I have since messaged the property to explain how disappointed we were with the experience, but unfortunately I have received no response. Overall, the check-in arrangements and communication were unacceptable and caused unnecessary stress at the start of our stay.
There are no plugs at the side of the bed to use. No toiletries in the bathroom. There is a table outside the room with one shower gel (nearly empty), conditioner but no shampoo and presumably this is for all guests of the rooms to share! For the cost I would expect toiletries in the room. The wardrobe had a funny musty smell.
Overall we would not stay here again.
Great location and really easy arrival due to email in advance. Room was clean and tidy and although the first room along the corridor we didn't hear noise in the night if there were guests in the other rooms. Room overlooked a cafe courtyard that could be heard in the morning but that was not noisy. Convenient on street parking just opposite the property. Bed was comfy. Fab pub (the wheatsheaf) just around the corner with real cider.
A few small maintenance issues could have been done in the room, i.e. loose shelf in bathroom, loose fitting around door handle.
It was an extremely warm room even when the temperature outside cooled and although the was a fan provided, it appeared to be missing a button to allow for fixed or rotating meaning it did make an invasive clicking noise in the night when it was left on.

Unbearably hot. I know its been a hot summer, but its the first night that we have had no sleep. A fan was provided but really did nothing as it was a very cramped room.
No toiletries provided - this is made clear before you go.
A few things loose in the bathroom, but OK shower and wierdly a toilet roll holder complete with toilet roll was provided next to the sink! Glad we were there for only 1 night. It was so hot we left very early in the morning so were unable to provide feedback to the owners and were too early for the cafe next door.
It was perfect for what we needed. Great location and the Cobblers did us proud 👞

The property is right in the centre of Oakham, within easy walking distance of all local amenities. However, even though we were in the centre, it was very quiet. The room was spotlessly clean with tea and coffee making facilities and optional toiletries on a table in the hallway in case of need, which was a nice touch. There’s a lovely little cafe (Terry’s) in the courtyard next to the property that does lovely breakfasts and an amazing Lebanese restaurant (Beirutna) in the town that was superb! In addition, Rutland Showground is an easy 20 minute walk away and Rutland Water around a 10 minute drive away.
Nothing really not to like, it was lovely. We would have given it a 10 overall, however, there were a couple of things we mentioned to the owner on departure such as a couple of the the fittings in the bathroom were loose and the extractor fan wasn’t working. However this didn’t detract from a lovely stay, and the owner has confirmed that these issues will be addressed.
Ease of shower
There was no socket next to the bed for phone etc. It would have been nice to have soap in the dispenser and maybe some toiletries . Also as there was no breakfast, a biscuit would be appreciated. Parking nearby was difficult.
