The property was ideally located in the super village of Hopeman.
The room was a good size and the facilities were clean, all working as they should, and included everything I needed.
I was surprised by the outside of the property - there was no clearly directed parking space, and where I did park was a bit run-down. The entrance through the back of the property was up a fire escape.
The property was completely staff-less.
Perfect location : no breakfast but the Hopeman Sands Cafe, a short walk away, offered a variety of excellent food.
Not the best shower to operate.

Everything was really good
Thought it was closed down when I arrived but this is only due to refurbishment taking place. Parking was very unclear.

No fuss. I was sent details and clear instructions to get access to my room well in advance.
The shower was weak, the TV remote didn't work. If I was meant to get access to WiFi I didn't know it as I never saw a member of staff or received WiFi details. Location wise it wasn't quite what I expected (booking.com said it was 150 yards from Burghead which is where I tried to get accommodation for but it was about 2.5 miles)
