Adequate without being memorable.
Pros:

The hotel is in a quieter part of town on the seafront. However, it also close to the main town of Brighton.

Cons:

Whilst basic amenities were covered, it was the small things that matter. In our room there was no air con and during this hot weather the room was extremely hot. The electrics tripped with only the TV and an iron on, so shouldn’t have been a problem. The bed was very hard indeed, unusual these days. It might be an idea for the hotel to invest in some bed toppers which are relatively inexpensive. The hotel competition in Brighton is fierce, I doubt if I would stay here again.

Welcoming.
Pros:

Lovely location, really close to the pier, and great view of the sea. Had the loveliest welcome to the hotel, really made me feel so welcome.

Cons:

If you’re coming back late in the night, I recommend agreeing a time, as you will need to be let into the property by the night staff for security reasons.

Pros:

Ottima posizione, il molo di Brighton ed il centro sono a 7/8 minuti di piacevole camminata. Lo staff molto cordiale e preciso cerca di sopperire alle mancanze della struttura

Cons:

Struttura molto vecchia, l’ascensore era fuori servizio (sospetto da molto tempo), la camera seppur spaziosa per 4 persone (2 adulti e 2 bambini era poco equipaggiata, manca una tenda/porta della doccia.

Muy mala experiencia
Cons:

Tuve un problema con la limpieza de la habitación (me encontré un mechero dentro de una funda de almohada) No se responsabilizaron de lo que pasó. Tampoco Booking me ayudo. Una experiencia mala. Ademas la habitación no cumplió para nada las expectativas con respecto al precio. No volveré a reservar.

Pros:

La posizione ottima. La vista mare.

Cons:

La struttura sembra fatiscente, l'intonaco scrostato è anche sul pavimento del piccolo balcone della camera (superiore vista mare). Mancanza di un adeguato armadio in camera (lo spazio c'è).
Il letto alla francese è piccolo per due persone.

Lovely stay at The Lanes Hotel
Pros:

We love staying at The Lanes. The staff is so lovely and we always feel very welcomed and at home. We will always go back. After a few bad experiences somewhere else, we understood that The Lanes is the best place for us.

Cons:

The only down bit is a very flaky WiFi connection.
