We loved our stay in Assisi in a lovely boutique hotel! Breakfast was delicious! Staff were helpful!
Pros:

Beautiful and perfect location, and very helpful and friendly staff!

Cons:

Would have been nice for bathroom to be connected to our room; but we did have a private bathroom near our room.

Awesome, beautiful roomie, peaceful accommodation to stay
Pros:

Amazing property. My room was spacious with a large bathroom, awesome breakfast, and very accommodating. Assisi is a beautiful place to visit and shop. And this was the perfect location to stay.

The location, right in the centre of the old town.

Cons:

We stayed here three years ago, and different people ran the b and b. They were welcoming, friendly and went out of their way to make sure we enjoyed our stay. The place has obviously changed hands, and while it's pefectly clean and comfortable, there is a remoteness about the staff that detracts from the overall atmosphere. The staff are friendly enough, just a little aloof. The only negative issue was that the breakfast room can't fit all the guests, and people were standing, waiting for a table. Maybe a time stagger would help here. All in all, a great place to stay, but not what it used to be.

Good enough
Pros:

Great location halfway between the two cathedrals and very close to the main plaza. This place makes me also a bit nostalgic as I have been staying here for years (since the times of the previous owner, Vincenzo).
The possibility of self-check in makes it much easier.
Very friendly staff.
I read about issues with the hot water, but it was perfect during my stay.

I would stay here again.

Cons:

I does not feel like it is handled by professionals (nice people, but rather amateurish). I think the owners or managers need to stay in one of these rooms for a few days to understand what doesn't work and the small inconveniences:
the towel hanger is useless and it makes the towel sit inside the sink (I ended up hanging the towel on the hair dryer), there is no shelf to put your shampoo or soap in the shower (you have to put them on the floor), no ventilator in the bathroom but I managed to crack the window open. Opening the window means that insects get in (and they did!) as there is no screen. Offering a bottle of water would have been nice.
No one serviced the room in my 3 days stay. At least they asked if I wanted new towels.
There were 3 remote controls for the AC, with only one AC ;).

The cups used during breakfast did not feel properly cleaned. I'm not only talking about the typical stains that happen after frequent coffee pouring (acceptable) but the one I had stank as if it was used for milk before and not washed properly. I just couldn't drink my tea.
