Good location middle of Newbury
Pros:

Location is very good, middle of the town, easy explore and walk around the town, as well as along the canal.
Breakfast was a set breakfast but with a good selection of either cooked or continental food.
Friendly and helpful staff and there was a private car park, which is important in the centre of the town.

Cons:

Some noise disturbance from the road early mornings and from next door rooms in the evenings, but acceptable for a town centre location.
The Bath the only had a rain type shower (no handheld shower head) which was not what my wife wanted.

We had a lovely time. Staff were really great,kind and friendly.
Pros:

Staff were amazingly helpful.
The food was very nice.
Overall we had a very pleasant stay.

Cons:

The room was very dark. Window was tiny so we had no natural light. Lights need to be brighter so you can actually see what you are doing.
At night you were woken by other guests running water, flushing toilets.

Lovely clean and comfortable beds with crisp bedding and good pillows. Nice hot shower and nice large fluffy towels.

Quirky & average overall. Bath was too short & cramped.

Quirky & good parking & access to pub.
Friendly enough staff.

Cons:

Tight access to rooms.
Bathroom heating was on constantly, so sweating even with fan on. (and needs dusting on softwood wall shelf with spare toilet roll).
Breakfast, we needed to pay extra for soft drink. Tea came out with off milk, so needed replacing after constant reminders. No discount offered for inconvenience.

Good location, nice rooms.
Pros:

It was easy location, in the middle of Newbury with parking. The bedrooms was clean and bed very big and comfortable.

Only stayed one night so nothing to add here

Apart from great breakfasts and pleasant staff it was very disappointing.
Pros:

Breakfast was the best part of our stay, delicious on both days.
Staff were very friendly.
Car parking was free.

Cons:

The room was very small and dark, tiny window!
In order to get the bathroom’s light on 2 switches next the room door had to be turned on first!!!!
Nobody came on our second day to change the towels, leave more tea bags or to basically do anything - a big no, no.
