Great breakfast and the view of the tiny dear at the back fountain was wonderful.
When we were told there was NO air conditioning, it shook have been mentioned that there was a fan in a closet other than the clothes closet. We had to leave our door to the roof open all night to get a small breeze in the room. I was concerned of a possible prowler getting in so I got little sleep.

There was good parking accommodation and the room was large. Staff were friendly.
Property is tired looking, needs sprucing up, feels more like 3* than 4*.
On arrival at the hotel we were informed that the kitchen was closed due to H&S reasons so not able to get any food in the hotel. The lift was broken, the Leisure Club had a Jacuzzi and Sauna but both were out of order, the bedrooms were boiling hot and a window that would only open 1".
We decided not to stay due to the above and requested a full refund. The hotel Receptionist advised us that we would need to contact Booking.com to get the refund. We also spoke to the Operations Manager who apologised but said we'd need to contact Booking.com but he'd approve the refund.
Nearly 2 weeks later im still chasing having made numerous phonecalls, sent emails and spoken with the Operations Manager but still no response.
This hotel's Customer Service is appalling.

Room was incredibly hot, and my fan didn’t work, they also didn’t get me one when I asked, I had to ask again after getting in, however the phones in the room don’t work failing to reception. So I had to walk down at 12 , and I was confronted by a man telling me what do you want me to do!
Gym was good and the hotel quite clean
Staff were a bit disorganised - i was pursued by the desk clerk quite aggressively for the bill payment on more than one occasion the morning after. I felt this was inappropriate, I felt very uncomfortable by this, and whether some customers have historically not paid their bills should not become my problem. I will be unlikely to come again.

Run down and in need of modernisation but a basic stay. Looks more impressive from the outside than the room we stayed in but fine for two nights.

I paid for a deluxe room with AC and was given an executive room with no AC. Staff refused to do anything about it. To make it worse, my room was above the kitchens, so crazy hot in this heatwave we're having!! Breakfast was also a joke, as we queued up to be let in, we were told we hadn't paid for breakfast and were dealt with by a very rude member of staff. He became more obnoxious as he went along the line, and it appeared that no one in the hotel had paid for breakfast. Until someone pointed out he had the wrong date on his sheet of paper!! Wish we had turned around at this point as the coffee machine was broken, the filter coffee resembled dishwater, and the apple juice had been watered down. You honestly couldn't write it!! The breakfast itself was mediocre at best.
Spacious, clean and friendly.
Needs a refresh. We felt our room was for a person with disabilities.
The area is beautiful. We had a deer come up to drink from the fountain whilst we were eating dinner.
The upgraded room was massive and clean. A really good base for going to Highclere Castle, The Bombay Sapphire distillery and Stonehenge if you have the time. Plenty of parking space too.
The spa was great. I had a really good massage.
I upgraded to a superior room because it had aircon. I still needed a fan to cool the room down. One of the lifts was out of action for the 3 days we stayed
excellent staff. Whilst they were having to work very hard due to staff shortages, they did so with kindness and professionalism. For example the bar was opened early so people could have a drink before going to the races.
I had to remove the fridge from the cupboard to plug in the kettle and the top of the fridge was very dusty. The safe in my room did not work. I had to pay to upgrade to a room with a balcony to get cool air into the room as without that the rooms were to hot.
Breakfast was simple but everything was enough. Good strong coffee was missing. Location is charming. Very quiet and peaceful. Would definitely return if I were going that way.
If you were staying longer, you would need air conditioning, but there was none.
Size , location , the bedroom was large and the bed was super comfy , friendly staff
No hot water one day but think it was due to lots of people staying - didn’t bother us on the last day which that happened because we were going home .

Overall needs money spending on it, which is surprising because its certainly not cheap to stay here.
I was bounced out of bed everytime my partner moved.

Only one set of towels for 2 guests, balcony was old and worn, jacuzzi wasn’t working and hasn’t been since Feb, i booked here for this so was disappointed. Cleaners took my Pizza from my room and i wasnt done with it
We arrived at your hotel. The bathroom toilet was stained filthy. Stains on carpets..
The fan didn't work (it did get changed).
The bedside light bulb was broken.
But the worst thing was no hot water for our 3 day stay.
We did obviously complain but it never got resolved.
So we had to go to other empty rooms to shower in along the corridor which is a disgrace!
We did complain 3 times regarding this issue.
And it never got dealt with.
Will never be visiting you again and want a full refund for our 2 night stay.

Very hot - no air con in the bedrooms and difficult to open french doors. Bath was too high to get into! Decorating needs refreshing.
