Great, clean, friendly, everything of good quality
Pros:

Breakfast was excellent quality, every item was very tasty,
Good variation of choice.
Bar was well stocked.
Owners and staff were there for you, but never in your face, chatty and informative.
Area was quiet, exactly what we wanted.

Cons:

Ceiling fan was a bit noisy, easily sorted.
Apart from that.
Nothing was wrong

Great Hotel, close to the beach
Pros:

Sayed here a few times now and it is a cosy family-run hotel. Very close to the beach and a few minutes walk into the centre of Sutton-on-Sea. We had accommodation with two bedrooms so there was plenty of room. It also had its own entrance so we could come and go as we pleased.

Cons:

The bed...it had collapsed one one side and the springs were poking through

Excellent location and very comfortable stay.
Pros:

The location was not far from the centre of Sutton.The room was very clean and well presented and the bed very comfortable.
There were tea coffee bottled water and biscuits provided for free and also a kettle.
The staff were all very friendly and the breakfast in the morning was superb.Will definitely visit again

Cons:

There was nothing to improve with Seashells especially the ample amount of off road parking.

Excellent from start to finish
Pros:

Had dinner at the hotel, excellent,breakfast as well was excellent. Staff very professional and friendly

Cons:

Only thing didn't like was the noise from the amusements, when in the beer garden (grumpy old guy)

Great Hotel close to the centre and the beach
Pros:

Having stayed here several times, Seashells doesn't disappoint. It is the best value hotel in Sutton-on-Sea. Although quirky, that is part of it's charm and the staff and owner are always so friendly and welcoming. The food is good (I can recommend 'Pie Wednesday') and reasonably priced. I was staying alone this time, although have stayed often with my partner, and I didn't feel awkward on my own with other guests and staff chatting to me. The hotel is a few minutes walk to the beach and into the centre of Sutton, but on a quiet side-street.

We needed a short break to recharge the batteries with no stress. Perfectly acheived
Pros:

Breakfast was first class, freshly cooked, perfectly. Hotel was freshly painted and very clean, staff were very freindly and nothing was too much trouble. Beach is lterally 300 yards away and the town 500 yards so perfect location. Town is old english seaside town, no noisy machine palaces etc, just lovrely sandy beach, splash pool for kids with a pub on the beach perfect

Amazing!
Pros:

Staff were very friendly, the room was nice and very clean, the beds were very comfortable
We loved the little courtyard area with the fish and the birds, the kids especially loved it and they loved the little arcade too! The food was also great!

Cons:

No complaints at all it was amazing and well defo be coming back

What a find !
Pros:

The location is great , spacious rooms , nice venue just perfect for a few days away. Parking on site always a bonus. Helpful staff too .
