Pros:

Location only, near Ciampino airport. €3 train ticket would take you from Tiburtina train station to Ciampino, 2 stops only.

Cons:

Absolutely terrible! Old beds, sheets, very old discoloured and stained towels, horrible smell in room, no double bed as they claim but 2single beds put next to each other.
Terrible and rude customer service, who shouts at you in italian if you dare speak English- she stops you from saying anything and say in italian she only speaks Italian. She treats you as a slave, as if she's paid you money not the opposite. There's no reception, she'll spend 3 minutes talking italian only and hand you the keys then disappear. Building is similar to old council flats.
Be aware if you need to arrange for a taxi to take to airport early morning she has her own person who will take advantage and charge you at least €25. TBH seeing the way by taxi I think it's possible to walk it in 45 minutes, but you have to be really careful as the small hard shoulder is grassy and not straight to pull a suitcase but I still think it's manageable if you don't want to spend €25 on a 6 minutes drive.
As for shops near hotel, there are all the important shops you'd need next to hotel, including cafe, restaurant, supermarket, beauty, and tobacco. Be careful though they close at 8pm. I recommend the small pizza shop as it was delicious and cheap. Overall for location and shops I gave a blind eye to the state of the room, but I won't stay there again as there are other close hotels. Hope this will help you.

Locatie is perfect, klein stukje buiten Rome, vlak naast het treinstation

Cons:

We werden meerdere keren gestoord vroeg in de ochtend wanneer we nog aan het slapen waren, dat was niet fijn

Душно, невозможно спать, к аэропорту вроде близко, но пешком все равно не дойдешь, час идти, поездом или автобусами надо ехать, а мы выбирали из-за близости к аэропорту, но это было бессмысленно, лучше в Риме поспать и погулять подольше

Luogo sporco, abbiamo usato le nostre lenzuola e pensavamo di aver risolto ma la sorpresa migliore è capitata mentre cercavamo di farci una doccia, sono uscite dallo scarico a pavimento dei piccoli di blatta seguiti poi da esemplari adulti. Esperienza pessima, da non ripetere

I definitely recommend this place.
Pros:

Clean and spacious. A very convenient location if you need to get to the airport early in the morning. The bus stop is just a four-minute walk away, and the bus takes only ten minutes to reach the airport. The hosts are very friendly, although they speak only Italian, but communication is always possible. Clean bedding and a comfortable stay. I definitely recommend this place.

Cons:

The balcony door could be opened, but we couldn’t go out onto the balcony because the screen door was locked. There was a screen that was locked with a key.
Also, when you showered, the shower area was enclosed by a curtain that kept sticking to you, which was uncomfortable.
