Highly recommend
Pros:

The location was amazing, I had the suite upstairs it was very big had everything I needed and had it all to myself and honestly it was such a relaxing day and night, very clean place and close to everything. Will stay again soon. The bath and shower are amazing aswell. I brought my own towels however they do provide them.

Cons:

The price is high so I wouldnt be able to stay as often as id like or for more than 1 night

Nice stay. But room needs looking at.
Pros:

The room was clean and bed comfortable. Much appreciated the welcome goodies, amd finding milk and water in the fridge. Two fans. (Well needed in this weather) and the window left open to let in fresh air. The room smelled fresh when opened the door. plenty of towels. And a guest folder to tell you information about the room if needed.
Hairdryer that worked!!! And very very near to the park. Easy to get into room once was given a code.

Cons:

On closer inspection of the room. Certain areas where shabby especially the bathroom, which was off putting and doesnt reflect the reviews or price payed there to stay. Drain smell as soon as walked in the room. Sink so small ,no room to put a toothbrush and anything else. Condestation water marks left all over walls, (good job paint colour wasnt red, otherwise id presume someone was murdered in there) peeling ceiling over shower. Half empty soap bottles. Reflect a half hearted nature to look after the room. Paint coming off walls and kitchen cabinets. Dirty marks over paintwork and the curtain.
Says sound proof. Unfortunately for us thats a no. As the room above us seemed to be wearing concrete shoes and performing a rendition of riverdance late at night. Could even hear them over the TV. Annoying and frustrating when you want a peaceful evening, after reading another review seems there still there from last time. 😑

Front door to building needs a clean and repaint , first inspection was not a good look. And roadworks outside (which cant be helped by the owners)

Pros:

Great location. Nice building.

Cons:

Unclean, not looked after - dusty all over, cabinets with wear and tear not repaired, umbrella stand in the hallway was rusty. And there was a piece of stale chewing gum left on the coffee table.

Horrible wont book it again.
Pros:

The location and that it’s close to city centre

Cons:

The property wasnt clean it was dusty and I was itchy the whole stay. Windows were full of dust and had dead insects. Cleaning staff need to learn how to smile and how to knock doors properly not so loud. People from upstairs were stomping their feet and slamming doors late night.

Great location for a Preston city break
Pros:

Great location in the prettiest historic place in Preston. Walking through the gardens and Avenham park was a delight. Also very convenient for the train station. Useful kitchenette with fridge, and they supply fresh milk, cereal and crisps. Very good room fan which was needed! The lady doing the cleaning was lovely.

Cons:

The room was small with the space taken out for the kitchen so got very hot and humid, especially after running the shower. Couldn't open a window to get fresh air in. There was a breakfast table and chairs tucked into a corner but nowhere sensible to put them up.
