I would be surprised to find a better value for your money in Hoi An. My room was immense, with everything I needed. And they always made sure to clean.

Manage your expectations, this is a Homestay, not a hotel. So it's got a very cool family vibe to it. The hosts were incredibly helpful, transparent, proactive, on top of their stuff, and overall just great people!

I would definitely stay there again.

Awesome stay
Pros:

Lisa Homestay was amazing. It was just a block from the night market and Old Town. Thomas and Lisa are wonderful and gave us great recommendations. Thomas also gave us great advice about our visa run. I highly recommend Lisa Homestay.
