Spacious clean rooms. No door on bathroom.
Pros:

Very good, strong wifi. Great shower pressure. Spacious room. Secure facility. Responsive owners. They contacted us on WhatsApp prior to our stay and were very responsive with questions throughout.
They had good recommendations for restaurants and bike hire.
The pool was nice to relax in.

Cons:

There is no door on the bathroom.
The property is 3 streets back from the main road, the footpath slowly disappears as you get further away from the main road.

Ruime kamer in sfeervolle woonwijk
Pros:

Gelegen in een woonwijk in Tulum pueblo, dus je zit niet middenin de toeristen.
Op wandelafstand van de hoofdweg, restaurantjes, ...
Kitchenette met grote koelkast
10 min rijden naar Tulum ruins
Zeer ruime kamers, rustige buurt, mooie binnentuin

Cons:

- het water van het zwembad was niet goed gefilterd.
- niemand aanwezig op het door ons aangegeven aankomstuur (wel binnengeraakt via whatsapp- snelle reactie en veel info van eigenaars via deze weg)
- tip voor de eigenaars: zet de airco al een paar uur op voor de gasten arriveren, zodat je direct frisse kamer hebt, nu duurde het halve dag eer temperatuur aangenaam was binnen.

Muy lindo y acogedor, un sitio muy bien cuidado. Atención inmejorable. Habitación tipo estudio muy cómoda, con espacio y todo lo que uno puede llegar a necesitar. Un lugar de paz en el centro de Tulum :)

Bel appartement tout confort, propre avec climatisation et ventilateur.
Salle de bain nickel avec eau chaude et pression dans la douche.
Vue sur la terrasse aménagée sur le toit.
Rapport qualité-prix imbattable.
Je n'ai pas vu les propriétaires mais ils étaient très réactifs sur WhatsApp.

Cons:

La TV n'est pas reliée au câble et ne fonctionne que si on a un abonnement Netflix ou Amazon Prime.

Le rideau de la baie vitrée principale m'a semblé un peu fatigué.

Honestly, this was the best place I’ve stayed in Tulum, and I’ve been here many times.

Gary is a great host — super helpful, responsive, and really thoughtful. You can tell they’ve put a lot of care into the place. Everything is exactly like in the pictures .

The little extras made a big difference — good coffee every day, filtered water — and the apartment was very clean, with daily cleaning which is quite rare.

The location is great, and for what you get, the price is very reasonable.

I’d definitely stay here again and would recommend it to anyone coming to Tulum.
