The hotel staff and cleaning staff were very kind and helpful. They were the only good part of our stay. One lady even helped us with the air purifier and cleaned the filter when we said we were sneezing a lot.
The room was very bad smelling and musty. An excess of cleaning products with strong fragrance have been used which triggered my allergies. I got rashes on my arms from the pillows on the couch. The bed was uncomfortable and providing only 1 pillow is insufficient. The lack of lighting in the room is also bad. You can only turn on lights on the ceiling - so if you are laying in bed you are getting blinded by the ceiling light. The shower also clogged constantly. I asked to change room or a refund so we could leave but both were denied.
This was a standard room - maybe the bigger rooms in this place are better. But still, they barely provide anything and everything is poor quality. At another place for the same price you can be more comfortable. All other places we stayed in japan were better.
What we loved most about this property was how spacious it felt. As many hotels in Japan can be quite compact, this felt incredibly luxurious by comparison. There was plenty of room to relax, unpack, and truly stretch out, which made such a difference during our stay.
The location was absolutely perfect, right in the heart of everything, yet still peaceful and relaxing. We also loved having a bath in the room, which was such a lovely way to unwind after long days exploring Tokyo.
While hotel rooms in Tokyo are often on the smaller side, that’s simply part of the experience. This property, however, felt like a real treat. I honestly couldn’t fault it. It was beautiful, comfortable, impeccably maintained, and made our time in Japan even more special.

Once we got to the hotel, it was in a fairly central location, about a 20 - 30-minute walk to tourist attractions and shopping. If you were staying longer than just an overnight trip, the kitchen in the room was well-equipped with everything you would need to make meals, and there was a large refrigerator too. One of our rooms had a washing machine, which, if you were staying longer, is an asset.
There was no view from our two rooms; we were very close to the building next to us, so we did not open the curtains. There weren't many restaurants close to the hotel.

Wygodnie, spokojnie, blisko ciekawej dzielnicy Gion, do głównej stacji Kyoto 15 minut autobusem. Przystanek blisko hotelu. Bardzo wygodna opcja zameldowania i wymeldowania. Miły i pomocny personel. Czysto, w pokoju jest wszystko co potrzebne, łącznie z tym, że można sobie coś zrobić na gorąco.

For a location close to Gion, you might not find better for price and overall rooms. The table, kitchen, and beds were all excellent. The bed sofa is good but might be a consideration if the third guest is over 6 feet tall.
Getting to and from kyoto station takes about 20 mintues. There is another train line nearby but it is close to gion for those that want a quiet area with good pricing.

Good size room, laundry in Basement was handy and cheap. Bed we comfortable and A/C worked great.
Hallway smelt almost like sewage, door codes are like 8-9 digits long.
My door lock never locked the first time and never let me in the first time. It was almost like it was out of battery.
