Zedwell Underground Hotel Tottenham Court Rd

I booked a twin room for one night while visiting London with my teenage nephew.

On arrival, the first thing we noticed was an overwhelming sewage smell. It wasn't just in our room, it extended throughout the entire corridor. Our room itself appeared clean, so this clearly wasn't a housekeeping issue; it seemed to be a maintenance problem.

I went to reception and asked whether it would be possible to upgrade to another room, explaining that I was happy to pay any additional cost. I was immediately told the hotel was fully booked and that no rooms were available.

After returning to the room, both my nephew and I agreed that the smell was so unpleasant we couldn't stay there. I went back to reception to explain that if we couldn't change rooms, we'd have to find alternative accommodation, as we didn't feel comfortable spending the night in those conditions.

Another member of staff, Beni, became involved and again said there were no alternative twin rooms available. She suggested the only way to move rooms was to book an additional night, which made no sense as we were both flying home the following day. She also said the only room available had one double bed, which wasn't appropriate for us.

However, I checked online while standing at reception and pointed out that the hotel was still actively selling two, three and four bed rooms for that same night. Quite suddenly, another room became available. Ironically, after originally asking if I could pay to upgrade, we were moved free of charge to a larger room with two single beds and one double bed.

The repeated references to housekeeping were frustrating because the issue wasn't cleanliness it was the sewage smell affecting an entire corridor.

The replacement room was clean and functional, but that's about all I can say.

The amenities are extremely basic: a towel, toilet roll, shampoo and body wash. The air conditioning was noisy and struggled to cool the room effectively. The aircraft-style vacuum toilets are incredibly loud, and throughout the night you can hear the plumbing from neighbouring rooms.

One of the single beds had no mattress protector, and someone had put a double duvet cover on a single duvet, leaving it twisted and uncomfortable.

The lighting has clearly been thoughtfully designed, and the dimmable lighting strips create a pleasant atmosphere. However, because the hotel is underground, turning the lights off leaves the room in complete darkness. Unfortunately, the strips are linked to the main ceiling spotlights, so you can't enjoy the softer lighting on its own.

One thing that genuinely concerned me was emergency evacuation. The underground layout and signage are confusing enough during normal circumstances, and I couldn't help wondering how difficult it would be for guests to find their way out in an emergency. I also noticed that many of the fire doors were propped open, which seems to defeat the very purpose of having fire doors in the first place and did little to reassure me from a safety perspective.

Finally, a 10am checkout feels unnecessarily early for any hotel.

I understand Zedwell markets itself as a minimalist hotel, but there's a significant difference between minimalist and basic.

The location, right by Tottenham Court Road, is excellent and undoubtedly the hotel's biggest strength. Unfortunately, beyond that, I found the overall experience disappointing.

I have a reservation from 7–11 August and will be arriving after midnight, so I have been trying to contact the hotel to request the online check-in link and confirm that my late arrival will not be an issue.

I also have severe asthma and wanted to make sure that the air conditioning in my room will be working properly, especially after reading several reviews mentioning faulty air conditioning and rooms being extremely hot and difficult to breathe in.

Unfortunately, no one is responding to my WhatsApp messages and no one is answering the phone. The automated message tells me to press # to leave a voicemail or * to speak to an operator, but pressing * does absolutely nothing, so it is impossible to get through to anyone.

My stay is approaching, and this is becoming very stressful. If I knew that contacting them is that hard, I would even say impossible, I would never book. It’s a shame that the cancellation isn’t refundable, otherwise I would cancel…

Approaching the hotel there was a man asleep outside on a mattress.
Rooms are small and sparse. The room was hot and the air conditioner was not working well. Constant sounds of rushing water through out the night combined with the hot humid room made sleep very poor.

Reported the air conditioner to the hotel and they promised to rectify but no improvement on the second night. Same noisy water rushing sounds.
Alot of dodgy guys hanging outside the hotel in the evening made it feel pretty dodgy.
I accidentally left my AirPods Pro in the room when we checked out but immediately contacted the hotel to let them know and ask for help. I contacted them via the WhatsApp reception number and the email provided but only received automated responses. Later in the day, I could see my AirPods had been removed from the hotel assuming stolen by the person who found them in the locked hotel room. Lots of messages sent but no reply.

I won’t be going back and now have to report my AirPods as stolen. AVOID

Stinks, Hot and Stuffy, Claustrophobic

Booked for a couple nights expecting good quality due to how it is advertised and high costs.
When I arrived I was stuck queuing out the door due to a single lift only big enough for 4/5 people at a time for the whole hotel.
Sell check - fine and straight forward.

The hotel absolutely stank of sewage and faecal matter the whole time I was there. It made me incredibly ill and I didn't have the funds to find somewhere else to stay as I spent it on this hotel. so avoided spending as much time there as possible.
Hot and stuffy. They claim to have aircon and this was something I purposefully wanted due to the heatwave. But the "aircon" was set and you could not change the temperature. S not only did it smell horrifically but I couldn't escape the heat outside in my own room so spent my time walking around supermarkets and shops in order to cool down.

I emailed the area manager and was completely brushed off, all they said was sorry please come stay again..... After spending the amount of money I did to 'live' in those conditions for 3-4 days I will not be returning. They didn't offer me any compensation or any kind of refund.

Awful experience, awful management, extremely upset

Everything. Wasn’t sure what I was expecting but it felt spacious, it was clean, bed was huge and the shower was epic.

Cet hôtel n’a d’intéressant que son emplacement à mon sens. Pour le prix c’était vraiment le seul avantage.

Sehr einfaches check in und Check out.
Wasser konnte man jederzeit rauslassen zum Trinken.
Frühstück im Restaurant nebenan war super.

The location was fine

We stayed at the Zedwell Tottenham Court Road for 2 nights. It was decent however the mattress was way too big and hanging off the platform where it sat. The plug sockets hardly worked and we originally thought it may be our plug and cable we bought brand new ones and still didn’t work.

The sink is very small and when washing your face or when my partner was shaving there was a lot of water splashed on the floor not through lack of care. The shower didn’t have very good water pressure and the toilet when flushing was like a plane toilet flushing was so loud so couldn’t flush if up during the night for the toilet as it was so loud you could hear the neighbours flushing. The staff upon arrival weren’t very courteous we had never stayed before and weren’t explained anything very well. I probably wouldn’t stay here again not the best experience.

Was not worth the money we paid for it. It was clean to an extent wasn’t spotless and bins weren’t emptied daily which I would have preferred due to the heat. We also had no Aircon as stated. Could constantly hear the underground train all night and loud music so not so great if you need rest after a long day exploring.
Only decent thing was it was an ideal location.
