Pros:

The hotel has a very good location, close to the Rotorua Skyline

Cons:

We had a very bad experience in this hotel. To start with, the room was not very clean with mugs that were not cleaned in weeks and stains in the bed sheets. Secondly, the parking lot was full and the only solution was to a) park on the grass or b) park in a very dark street nearby, when they also guaranteed a spot in the booking. Third, in the check in, we were never told that the breakfast ends at 9 am, after that you have to pay for it (also, very poor quality). Fourth, we did not have any sort of room clean service with the couple of nights we stayed. Finally, walls are not properly insulated and, therefore, you can hear everything from 3 rooms away. I would never recommend this hotel.

Comfortable room, but disappointing service and breakfast
Pros:

The room was spacious enough for three people. The beds were comfortable, and the heating worked well, making our stay comfortable.

Cons:

Unfortunately, our overall experience was disappointing. The staff spoke very little English, which made communication difficult. When we tried to ask about the breakfast, the receptionist did not seem interested in understanding our concerns and came across as quite rude.

We chose this hotel because breakfast was included, but it did not match the description. There were no fresh fruits or pancakes as advertised, and it was not a continental breakfast. The only drink available was instant coffee, and the food options were mainly Chinese dishes such as noodles, rice, and dumplings, along with bread, butter, and yogurt.

The hotel entrance was also poorly lit and looked more like a souvenir shop than a hotel reception.

Based on our experience, we would not recommend this property and would not stay here again.

POOR - VERY POOR
Pros:

We didn't stay at this place BECAUSE we booked 3 x single rooms with single beds. They tried to say these were not bedrooms but sleep pods. I do not want to sleep in a plastic tube.
NO! UNACCEPTABLE.
They refused to listen.
Came up with a load of garbage
NOT RECOMMENDED

Cons:

Everything

Great value.
Pros:

We weren’t expecting much for $118 a night but honestly pleasantly surprised. We had a deluxe room which had clearly recently been refurbished and was large and super clean. Very quiet room with no road noise. Great location across from the skyline Rotorua. Pool table and massage chairs for some evening entertainment. Helpful staff and would happily stay again.

Cons:

Could do with having some bike storage facilities.

Good for short stay, clean enough
Pros:

Easy access to the main road and good space in the room, sky sports and movies were a bonus!

Cons:

Parking is TERRIBLE! Accom was full and the parking lot is not situated properly. Could barely get our car out in the mornings because everyone else tried fitting in the parking lot. Bathroom sink had a leak in the pipe on our last 2 nights. Beds seemed ok at first until we realised the mattresses are in wooden blocks that aren’t secure. Rubbish bins needed to be emptied daily but no regular service for this

Hotel was way better year ago.
Pros:

Can't really point out what I liked about last stay. Location is great!

Cons:

We have stayed in Awa hotel previously. Both experiences were great. Clean rooms, property was well taken care of. However, this time, rooms were not clean. Spider webs in corners, old bed sheets etc. Most importantly the bath rooms were not in good condition. Tap in one bath room was faulty. I was disappointed because it was a family trip. Seems like it's under new management. They could not keep up with old standards.
