We booked 2 rooms. My King room (48) was wonderful - even though the light in the rear parking lot forced me to close the blinds so I could sleep. My daughter and grandson were in a double- room 43 - the mattresses on those beds need to be replaced. She tells me it felt like springs were poking her in the back whenever she turned. I did report this to the front desk.
Continental breakfast was good, nice selection. Staff was tremendous, especially Marsha(Happy Birthday) in the lounge. Trivia night was a great experience, patrons, guests or not, were great. Centrally located to the beach and Portsmouth.
Ice machine out was slight inconvenience, though the desk staff was very accommodating with getting it. Parking midday day to early evening could be tricky due to popularity of restaurant( and well deserved). Guest smoking area right at side entrance door, annoying for guests who do not smoke. However, these were minor issues, not major ones.
Free continental breakfast was great. Great food at the restaurant. The bar was also great.

My wife and I checked out from your hotel this morning and let me share with you our feedback.The whole experience was horrible.1. We checked in so called renovated room. No closet, no hangers, so we kept all our clothes in our bags.2. The TV has only one channel, could not find other channels. Tried to call Front Desk for help, no answer and it was only 9:30PM Besides, the TV was attached to the wall with loose wire everywhere,very sloppy job,3. The housekeeping service was poor, to say the least. The bed sheet was fixed or changed when we came back to the room.4. The breakfast was miserable, definitely not excellent as advertised by Booking.com But coffee deserves to be mentioned separately. It is not a coffee but colored water.We ended up having breakfast in the bagel/coffee shop near by.I understand it is 3 star hotel but I am talking about basic things your guests expect.We paid $641.19 for two nights and mentioned everything above at check-out expecting one night free or some sorte of compensation but the lady at the reception was not apparently authorized to make this decision.
We are expecting from your management team to reply with answer and right decision regarding that matter.

What a beautiful little inn, steeped in history! Easy parking. Good location. Cute area.
My only complaint was the shower water pressure. It was basically a trickle, which made it difficult to wash the shampoo out of my hair.
Very clean and comfortable. Great staff!!
