The only good thing about this place was the size of the rooms and the heating which very well.
- the apartment is not close to anything - you need to walk min 10 min up and down hills to get to places
- the rooms were very poorly furnished - in a bedroom of 30 sqm there was no wardrobe or descent place to store your clothes, so all our stuff stayed in the suitcases - both impractical and ugly; the kitchen was very poorly furnished too - for a room of this size there should have been a washer and a dishwasher; the sink was so small that every time we had to wash something by hand the whole the area around the sink got very wet, there was no place to store washed dishes for drying. So I wouldn’t recommend cooking at all as it will be real pain to prepare the food and they wash the dishes. The living room was very specious with two small and very uncomfortable sofas, not cozy for more than 10-15 min if sitting. The TV was not big enough for the room either and the dinning table was right the window where people passing from the street watch you at all times.
- both the living room and the dining rooms were very noisy - especially the living room which was right at the street and could hear all the traffic from the main road.
- DOORS! - this was an extremely annoying part of the apartment- the doors had automatic holders and you good not keep them open for more then 30 sec - constantly slamming them very loudly.
- the bathroom was small and not very equipped either - the water from the shower was coming out of it marketing the whole place a swamp. Plus the door to the bathroom kept on opening on itself. No hangers for towels.
- in the super small corridor there was no place to store your shoes or hang your jackets.
- SERVICE - NONE. - we asked once to towels changed and they said they would change them but they never did - we had to use towels we’ve left on the floor cause we hoped they would change them by the time we got back for the evening. No apology or comment after I asked if they were coming to change them after they promised.
we had to go up two flights of stairs with our suitcases. we are 75 years old and this was not mentioned
Amazing location, beautiful apartment with high ceilings and fully equipped kitchen.
Construction noises next door, however they started after 730am and weren't on the weekend, so was worth it for the beautiful apartment!
Beautifully decorated, great easy to find location (although confused at first as own basement entrance rather than through main building). Quality interior, super comfy bed. Quiet and nice to have outside seating.
Would have been great to have a nespresso coffee machine which we usually find on comparable Edinburgh properties.
The location in New Town is not bad, a beautiful green park is just across the street.
The property was acquired during our stay. A new owner, Wilton House, communicated with us and attempted to fix a water heater problem, but was unable to do so due to Joelvy, the previous owner's, lack of cooperation.
I am confident Wilton House will bring the property up to the standards it deserves.
The water heater was not working. Despite the previous property owner's promises, it was not fixed. As a result, we decided to cut our stay short.
But the new owner, Witon House, acquired the property and made amendments with me.
I am sure Wilton House will bring the property up to the standards it deserves.

Beautiful flat, very comfortable and spacious. We've stayed in a studio upstairs before, but this was so much bigger.
Building work at the back started at 7.30am if not before. Ear plugs were provided which shows there must have been previous complaints. The work has been going on for years... we last stayed in March 2024 and it was an issue then.
Kitchen was great but a couple more items would help... no tea towel, no scissors, limited plates .

Rooms are large with all facilities. The owners respond quickly to our question.
However, as we already have noticed in the reviews, there is no service to change towels or make the bed during the stay.

A beautifully decorated and spacious apartment in a great location.
The biggest issue with our stay was that there is a construction site being built right next door. The noise started every single day, including Sundays, at 6:30 a.m. and was truly unbearable. It was simply impossible to get any extra sleep.
On top of that, construction workers were on scaffolding directly outside our windows, which meant we had to keep the shutters closed at all times. It is unacceptable that this was not disclosed to guests before booking, especially since this is clearly not a temporary or unexpected situation. The construction has been ongoing for months and will obviously continue for many more. It is unreasonable to go on holiday and be forced to wake up at dawn every day while also having no privacy in your accommodation.
There was also a major issue with the temperature inside the apartment. Edinburgh happened to be experiencing unusually warm weather during our stay, yet the apartment had neither air conditioning nor even a fan. When we asked about it, we were told to switch a control on the wall. Since this made no difference, we carefully read the instructions and discovered that all it actually did was turn off the heating. As a result, the temperature inside the apartment reached 28°C, while the windows are so old that they only open by about five centimetres. Therefore, even without the construction workers outside, ventilation would still have been a serious problem.
In addition, when we arrived, we discovered that there was no hairdryer in the apartment, and the shower gel was almost empty. To their credit, these items were provided later that same day.
Finally, we were left with a general impression of indifference. When we asked where we could store our luggage, since the property does not offer this service and we arrived in Edinburgh before the 3:00 p.m. check-in time, we were directed to a company at the train station.
The studio was huge and very well thought out. It stayed cool and very comfortable during this heatwave. Kitchen was well equipped full size fridge and a dishwasher all hidden in a dresser. Genius.
