Smelly rooms available
Pros:

The bar area. Nice old pub. The garden could be nice if it was cleaned. There was no evidence of the business feeling proud of what it has to offer. Pure neglect.

Cons:

The room stank of cigarettes and it was very musty.
I had to wash a mass of body hairs out of the bath that was discovered before i took a shower.
Old scrunched up toilet tissue paper left under the couch that i picked up and threw down the toilet.
The cost of the room was frightful!

very disappointed - would not book this property again
Pros:

We Did not have breakfast

Cons:

Beds very small for a double and very uncomfortable. Very dated property. Low staff numbers, only 2 present to run the bar and reception, only 1 present on check out. Location was ok one room had no hot water so could not shower in the morning. This was reported but not resolved.

Overpriced for the room that was uncomfortable. Probably the worst venue I’ve ever stayed in
Pros:

Location was where we needed to be

Cons:

There was very little care for the rooms, carpets filthy, bathroom tired. Horrendous green lighting in the room for emergency exit which was so bright you could not sleep. Only 1 pillow each that was so solid and gave us both stiff necks.

A cheap place to stay to explore the area
Pros:

The bed was a bit hard.
There was no option for breakfast or evening meal, although it was advertised if we wanted the option.
But we was told on arrival that it was not open for breakfast or dinner..

Cons:

Soft bed. Food availability

Some shortfalls but pleasant overall.
Pros:

Nicely decorated large room with good bed and nice sofa -The Georgian Suite. In the beer garden.

Cons:

Took minutes for hot water to arrive in the taps and the shower was a very weak drizzle. Adequate but only just. Because it was ground floor with beer garden outside we did not feel comfortable opening the full windows while we slept. It was a warm night.

Avoid
Pros:

Location was good - but not much else

Cons:

Very small rooms, windows that look like they would fall apart if you tried to open them, additional charge for checking in 30 mins before the earliest check in time, separate shared bathroom down the corridor.

Great base for visiting Suffolk
Pros:

Spacious double room. Large bathroom WITH a BATH. Room not above the pub but next to it so not noisy late. Food was OK. Very central for visiting surrounding villages, pubs, eateries. Very friendly young staff. Parking onsite and right outside our room. Plenty Tea and Coffee in room

Cons:

Early wake up due to traffic noise. Extractor fan not working and full of dust. Could do with a small fridge... and a larger bed...

Will not return.
Pros:

The only positive thing about this stay was that it was close to the wedding we attended

Cons:

We arrived about 30 minutes before the 2pm check in time. Informed by sullen woman behind the bar that we weren't allowed access until 2pm. Fair enough. When we checked in later the room was boiling hot, window rotten and paint peeling, bed uncomfortable, green light bulb over the door on all night, the stand fan looked like it had come from a car boot sale and made the most horrendous noise it was impossible to have it on. The bathroom door didn't lock from the inside unless you used the key (two bolts, both useless), hand towel had holes in it, rusty radiator, filthy toilet brush. After a dreadful sweaty night we gave up at about 6.30 am and drove home. I am conscious that this was a cheap option but I expect even budget hotels to have minimum standards and this feel far below that point.
