Great experience thanks to Sedat and his team.
Pros:

Sedat was wonderful host doing his best to make you feel welcomed and valuable as a guest. He connected via WhatsApp as soon as we arrived and was responding promptly at all times, whatever we may have asked for, from providing advice if we asked about anything, to preparing morning coffee on request. The property is a minute walk from the public beach and the walkway along the beach with plenty of places to eat. The Old town and fortress are about 30min walk if one needs bigger crowds and shops. Taxi station is 5 minutes walk and bus no.5 provides for an easy ride back from the old town stopping just above the property. We also had a car for exploring the wider area, Dilek National park with its 4 beaches is a must, so it was great to have the parking space available at the property.

Cons:

The wi-fi was good at the terrace but struggling a bit inside the room, though once the signal locked it worked.

Todo todo excelente, todo nuevo, muy cuidado, limpio, cerca de la playa y la atención de su dueño es excelente y se preocupa personalmente de que al huésped no le falte nada de nada. Super recomendable

Lo recomiendo
Pros:

Serat fue el mejor anfitrión, ayudándonos en muchas cosas y siendo muy atento. Tiene excelente ubicación, en la misma cuadra que restaurantes y bares, frente a la playa, pero al mismo tiempo no se escuchaba ruido y era tranquilo de noche. El baño era grande.

Pros:

The room was spotless and just a 1 minute walk from the beach perfect location right by the ocean. Sedat is an outstanding host, always available and so welcoming. He gave us a full plan of recommendations for places to eat and things to do, and even surprised us with complimentary fruit , nuts and coffe. Completely safe and comfortable for girls traveling. The most memorable stay! Thank you!

Lovely accommodation and owner
Pros:

Was very clean and even though there was a plumbing problem when we arrived on the Sunday the owner was truthful about it and said it would be fixed the following day and it was - the owner was very nice- the terrace was large and eating outside was not a problem with the outdoor furniture- and literally 1 minute to the beach

Pros:

Het is echt een prachtige locatie, heel dichtbij een fijn strand. Eigenaar doet er alles aan om het je naar de zin te maken. Grote schone kamers. Fijne plek met kinderen! Wij gaan absoluut terug als we weer in Kusadasi zijn!

I stayed off-season in April of 2026 and the price was exceptional.
The property is located a stones throw from the Aegean Sea. Nice view from 2nd floor balcony. Beds were very comfortable, shower water pressure is to die for.
Sedat was extremely accommodating, served us tea & coffee in the morning, along with nuts & treats.
The boardwalk with restaurants, delicious ice cream shop (must try) is a minute from the hotel.
You can catch the blue line 5 bus a couple of minutes away from his house for a downtown Harbour side experience.
And Sedat gives great local recommendations.

Hotel en obras.
Pros:

Me gustó que estuviera todo muy limpio y nuevo. El pintor que nos recibió fue muy amable. El cuarto fue muy cómodo, el tamaño estuvo muy bien.

Cons:

Que quien nos recibió fue un pintor que estaba trabajando. La persona encargada del hotel no estaba, sólo estaba la persona de limpieza y los trabajadores de mantenimiento. El hotel estaba en mantenimiento y habían muchos trabajadores, no nos dijeron nada.

Идеальное местоположение: море буквально в минуте! Рядом много заведений на любой вкус, все с прекрасным видом на море. До центра лучше добираться на машине, пешком 45 минут

Очень комфортные номера: все новенькое, чистое, удобное, стильное. Постельное белье, кровати, подушки, сантехника — 10/10! Обязательно вернусь в это место в сезон

Машину оставляла на парковочном месте перед отелем. Это было бесплатно, но я путешествовала в несезон. Подозреваю, что в сезон там не хватит мест для всех постояльцев и это может быть проблемой. Лучше уточнить перед приездом

Cons:

Я была в начале марта, и основного менеджера заменяла очень милая турчанка, но она не говорила по-английски и не могла принять оплату картой. Пришлось снимать наличные, это было не очень удобно
